【正文】 淺議房地產(chǎn)企業(yè)目標(biāo)成本管理論文 泰山大學(xué) 商學(xué)院 本 科 畢 業(yè) 論 文 淺議房地產(chǎn)企業(yè)目標(biāo)成本管理 姓名 :某后黑手 學(xué)號(hào) :魯 L88888 專業(yè)名稱 財(cái)務(wù)管理 申請(qǐng)學(xué)士學(xué)位所屬學(xué)科管理學(xué) 指導(dǎo)教師姓名、職稱 茅山五子 1949 年 4 月 23 日 摘 要 近年來(lái) ,我國(guó)的房地產(chǎn)業(yè)逐漸復(fù)蘇并快速發(fā)展起來(lái) ,房地產(chǎn)開(kāi)發(fā)的投資逐年增長(zhǎng) ,房地產(chǎn)企業(yè)的數(shù)量在日益增多 ,房地產(chǎn)市場(chǎng)的競(jìng)爭(zhēng)也日趨激烈 ,房地產(chǎn)企業(yè)如何在激烈的市場(chǎng)競(jìng)爭(zhēng)中生存和發(fā)展下去 ,成本管理的好壞是一個(gè)關(guān)鍵性因素 ,成本管理的好壞決定于成本管理方法和制度執(zhí)行的力度。論文首先分析了當(dāng)前國(guó)家加大宏觀調(diào)控力度背景下的房地產(chǎn)市場(chǎng)的現(xiàn)狀 ,針對(duì)房地產(chǎn)企業(yè)因諸如緊縮地根、緊縮銀根和市場(chǎng)變化等原因所致面臨的新形勢(shì) ,指出房地產(chǎn)開(kāi)發(fā)項(xiàng)目的成本控制對(duì)于房地產(chǎn)企業(yè)持續(xù)健康發(fā)展的緊迫性 。指出當(dāng)前房地產(chǎn)開(kāi)發(fā)企業(yè)需要一種高效的成本控制方法來(lái)進(jìn)行成本控制 ,以適應(yīng)激烈的市場(chǎng)競(jìng)爭(zhēng) ,促進(jìn)企業(yè)的發(fā) 展。論文接著分析了房地產(chǎn)企業(yè)及其產(chǎn)品的特點(diǎn) ,分析了當(dāng)前房地產(chǎn)成本管理中存在的問(wèn)題及問(wèn)題產(chǎn)生的原因 ,結(jié)合目標(biāo)成本管理的特點(diǎn)和管理模式 ,并對(duì)房地產(chǎn)企業(yè)如何實(shí)施目標(biāo)成本管理進(jìn)行了探討 ,從房地產(chǎn)開(kāi)發(fā)項(xiàng)目目標(biāo)成本的制定、優(yōu)化、分解到目標(biāo)成本的執(zhí)行及分析考核都進(jìn)行了詳細(xì)論述。隨后通過(guò)典型案例分析進(jìn)一步論證了論文的觀點(diǎn) ,對(duì)其他房地產(chǎn)企業(yè)有很好的借鑒作用。最后對(duì)論文結(jié)論進(jìn)行了總結(jié) ,并指出了論文存在的不足之處和以后努力的方向。 關(guān)鍵詞 : 房地產(chǎn) 。目標(biāo)成本管理 。 Abstract In recent years, the real estate industry in China is developing quickly anabiosises gradually and real estate development of investment, increasing the number of real estate enterprises in increasing, the real estate market petition bees increasingly fierce, the real estate enterprises and how in the fierce market petition, the survival and development down the stand or fall of cost management is a key factor, the stand or fall of cost management depends on cost management methods and system implementation efforts. It firstly analyzes the current national increase under the background of macrocontrol, the present situation of the real estate market for real estate enterprises such as tightening girth displays its outside, because such tightening and market changes caused by the new situation of reason, and points out that the real estate development project cost control for real estate enterprise the sustainable and healthy development of urgency。 Points out the current real estate development enterprise need an effective cost control methods for cost control, in order to adapt to the fierce market petition, promote the development of the enterprise. Papers and then analyse the real estate enterprises and their product characteristics, analyzed the current real estate cost the problems existing in the management and the reasons, bining the characteristics of target cost management and management pattern, and how to implement the goal of real estate enterprise cost management is discussed, from real estate development project is formulated, optimization of target cost of target cost, depose into execution and analysis inspections all are discussed in detail. Then through the typical case analysis further proves the views of other papers, real estate enterprise has a very good reference.
