【正文】 從全國(guó)范圍的角度分析,衛(wèi)生教育文化娛樂(lè)業(yè)固定資產(chǎn)投資與金融服務(wù)業(yè)固定資產(chǎn)投資指標(biāo)系數(shù)均不顯著,其原因是金融服務(wù)業(yè)的固定資產(chǎn)投資相對(duì)較少,基本采用租賃等方式提供經(jīng)營(yíng)場(chǎng)所,對(duì)非住宅房地產(chǎn)投資影響有限;衛(wèi)生教育文化業(yè)投資對(duì)于住宅性房地產(chǎn)投資影響較大,投資者在購(gòu)置住宅性房地產(chǎn)時(shí)會(huì)優(yōu)先考慮周邊的教育醫(yī)療等條件,但是對(duì)于非住宅房地產(chǎn)而言,周邊住宿餐飲以及交通便利程度才是最重要的影響因素,所以衛(wèi)生教育文化業(yè)投資對(duì)非住宅房地產(chǎn)投資的影響較小。其中,東部地區(qū)短期零售業(yè)投資的拉動(dòng)作用最顯著。中部地區(qū)與東部地區(qū)相似,但是其中交通倉(cāng)儲(chǔ)郵政業(yè)固定資產(chǎn)投資對(duì)非住宅房地產(chǎn)投資的推動(dòng)作用更大。本文主要采用Pedroni檢驗(yàn)?;旌匣貧w模型可以寫成如下的形式: (式1)i=1,2,…,N t=1,2,…,N對(duì)于模型,可以將所有截面?zhèn)€體成員的時(shí)間序列數(shù)據(jù)混合在一起作為樣本數(shù)據(jù),然后使用OLS對(duì)模型參數(shù)進(jìn)行估計(jì)。非住宅房地產(chǎn)的投資也是伴隨著住房市場(chǎng)化改革而興起的。3 理論假定與數(shù)據(jù)說(shuō)明 (1)理論假定房地產(chǎn)行業(yè)作為國(guó)民經(jīng)濟(jì)支柱產(chǎn)業(yè),其產(chǎn)業(yè)鏈長(zhǎng)、產(chǎn)業(yè)關(guān)聯(lián)度高以及對(duì)其他產(chǎn)業(yè)的帶動(dòng)作用強(qiáng)等特征已經(jīng)被理論界證明。在房地產(chǎn)開發(fā)投資環(huán)境方面的研究,方維慰(2001)比較早地系統(tǒng)的分析了房地產(chǎn)投資環(huán)境因素,把政治環(huán)境、經(jīng)濟(jì)環(huán)境、基礎(chǔ)設(shè)施環(huán)境、政策法規(guī)環(huán)境、社會(huì)文化環(huán)境這五個(gè)因素歸結(jié)為房地產(chǎn)投資環(huán)境子系統(tǒng),并建立了“多指標(biāo)綜合價(jià)值評(píng)定法”。日本是最早運(yùn)用產(chǎn)業(yè)動(dòng)態(tài)協(xié)調(diào)政策調(diào)整房地產(chǎn)業(yè)發(fā)展的國(guó)家。 Investment on fixed assets in related industries。顯然,揭示非住宅房地產(chǎn)投資與相關(guān)行業(yè)固定資產(chǎn)投資的相關(guān)性,有利于非住宅房地產(chǎn)投資決策與調(diào)控的科學(xué)化。 關(guān)鍵詞:非住宅房地產(chǎn)投資;相關(guān)行業(yè)固定資產(chǎn)投資;相關(guān)性The positive research on the relationship between the investment about nonresidential real estate in China urban and fixed assets in related industriesZHANG Dong1 YE Bensheng2 WU Bo3( institution of Real Estate,Zhongnan University of Economic and Law,Wuhan430074,China)(2.
