(The aforesaid Leased Area shall be calculated with the formula described in the following sections of this Article.) The Rent for Leasehold shall be calculated on the basis of the Leased Area. 若遇有前述 租用面積 與 各部分的實(shí)際投影面 積 (“ 實(shí)際 投影面 積 ” )的差值超 過 正 負(fù) 百分之三 (?3%)時(shí) ，甲方 須 及 時(shí)書 面通知乙方，乙方享有同意或拒絕的選擇權(quán)。雙方同意，前述 實(shí)際 投影面積以當(dāng)?shù)卣康禺a(chǎn)管理部門指定的測繪事務(wù)所測定的為準(zhǔn)。 The total leased area in Basement One is Five Hundred and Eighty Six square meters (586M2) for other room. 若遇本條項(xiàng)下的 描述與本協(xié)議附件一 和 /或 附件二的內(nèi)容不一致，計(jì)租方法和 租用面積 以附件一和 /或 附件二的內(nèi)容為準(zhǔn)。 The electric equipment rooms, the storage area, the loading and unloading area, and truck parking as shown in Exhibit I and Exhibit II shall be used exclusively by Party B and Party B shall pay the rent for such exclusive use. Party B is entitled to exclusively use the Parking Area and the WalMart?s Outdoor Public Area as shown in Exhibits I and Exhibit II without any payment. 房屋的 設(shè)計(jì) 和建筑 Design and Construction of the Premises 除非雙方另有協(xié)議并經(jīng) 西安 市 政府相關(guān)部門批準(zhǔn)，甲方 將 自籌資金，按照本協(xié)議附件四所 規(guī) 定的要求和 規(guī) 格完成 租賃標(biāo)的物 的 設(shè)計(jì) 及施工工作。甲方 應(yīng) 按照中國建設(shè)部有關(guān)規(guī)定，辦理工程質(zhì)量合格的備案手續(xù)。 The Initial Term of this Agreement is Fifteen (15) years mencing on the Grand Opening Day of Party B?s Supercenter within the Premises (“Initial Term”). 沃爾瑪購物廣 租賃協(xié)議 Lease Agreement for WalMart Supercenter RE2020052 9 續(xù) 約 Renewal 乙方有權(quán)按本協(xié)議相同的條款和條件（雙方另有約定者除外）在本協(xié)議初始租期屆滿時(shí)續(xù)約。每個(gè)續(xù)約期應(yīng)從初始租期或前一續(xù)約期終止日的下一日開始計(jì)算。初始租期屆滿后，若 乙方?jīng)Q定續(xù)約， 則自本協(xié)議項(xiàng)下第一個(gè)續(xù)約期的第一個(gè)租約年（即第十六 [16th]個(gè)租約年） 的年 租金應(yīng)在第十五 (15)個(gè)租約年的基礎(chǔ)上遞增百分之四 (4%)至百分之十 (10%)，此后，自第十七 (17)個(gè)租約年起至租期結(jié)束，續(xù)約期內(nèi)的年租金在第十六 (16)個(gè)租約年年租金的基礎(chǔ)上每兩 (2)年遞增百分之四 (4%)。 in the event that the Parties agree to increase the Rent, the Rent of the first Lease Year from the first Extension Period to the third Extension Period shall be increased by Four percent (4%) to Ten percent (10%) on the basis of the Rent for the Fifteenth (15th) Lease Year or the last Lease Year of the preceding Extension Period, consequently, the Rent for remaining Lease Years within the corresponding Extension Period shall be increased by Four percent (4%) every Two (2) years on the basis of the Rent for the first Lease Year of the corresponding Extension Period。甲方致乙方的 續(xù)約 通知 應(yīng) 包括 續(xù)約 期 內(nèi) 的租金金 額 。乙方應(yīng)在本協(xié)議的租期或任何續(xù)租期屆滿前至少三 (3)個(gè)月，以書面通知甲方是否行使續(xù)約選擇權(quán)。 Party A shall notify Party B in writing of Party B?s renewal option at least Twelve (12) months prior to
