LineSpacingLinesToPoi nt s(2) Sel ect hF 1． 3 研究結(jié)論 1． 3． 1 項(xiàng)目建設(shè)的必要性 廣州及珠海地區(qū)是我國重要的汽車制造基地和消費(fèi)市場(chǎng)。近年來，在經(jīng)濟(jì)持續(xù)增長、 車價(jià)降低、入世等多種利好因素的影響下， 這一地區(qū)的汽車交易額呈 “井噴 ”式增長，而 且廣州在國內(nèi)的汽車集散中心的地位日益確立。但目前，這一地區(qū)的汽車市場(chǎng)規(guī)模不大， 功能單一，檔次不高，滿足不了蓬勃發(fā)展的汽車制造、流通和交易的需要。本項(xiàng)目的建設(shè) 將為廣州提供一處集汽車整車、零配件及用品交易、物流配送、休閑娛樂等多種功能于一 體，充分展現(xiàn)汽車文化內(nèi)涵和休閑體驗(yàn)氛圍的大型汽車城，從而既能滿足廣大廠商和消費(fèi) 者的需要，也能進(jìn)一步增強(qiáng)廣州這一現(xiàn)代中心城市的對(duì)外輻射功能，以促進(jìn)廣州汽車產(chǎn)業(yè) 和商貿(mào)、物流等多項(xiàng)產(chǎn)業(yè)的發(fā)展。該項(xiàng)目符合省、市政府提出的 “發(fā)展中高級(jí)批 發(fā)市場(chǎng)和 物流業(yè)的 ”的戰(zhàn)略方針，項(xiàng)目的建設(shè)是非常必要的。 1． 3． 2 市場(chǎng)分析 我國汽車市場(chǎng)處在大發(fā)展階段，群雄并起，競(jìng)爭(zhēng)劇烈，廣州及珠三角地區(qū)汽車保有量 多，產(chǎn)銷量大，需要一個(gè)規(guī)模宏大的汽車市場(chǎng)。 1． 3． 3 工程建設(shè)方案 本項(xiàng)目總占地 公頃，將分為兩期進(jìn)行建設(shè)。第一期工程占地 公頃，位于場(chǎng) 地的西南片，建設(shè)內(nèi)容有展示中心、品牌汽車 3S 店、整車銷售、配件及用品銷售、試車 場(chǎng)、綜合辦證廳以及有關(guān)基礎(chǔ)設(shè)施和公建配套設(shè)施等。第二期工程占地 70 公頃，位于一期 工程 場(chǎng)地的外圍，建設(shè)內(nèi)容有酒店及商務(wù)會(huì)議中心、汽車銷售店、培訓(xùn)中心、檢測(cè)中心、 維修中心、物流中心、主題公園等。另外 10 公頃為后續(xù)項(xiàng)目用地。 1． 3． 4 公用工程 項(xiàng)目用水用電落實(shí)，近旁有 10 10 107 國道、京珠高速公路、機(jī)場(chǎng)高速公路、廣 州市北二環(huán)高速公路和華南快速干線通過，交通便利。 1． 3． 5 公司定員 Sel ect i on.
