We sum up the experience and lessons on ourselves, learn advanced technology and experience abroad, during the development. With the rapid development in the cost of the real estate, the post project of the construction cost has been paid more and more attention by our country, the relevant government and the real estate panies. During the study on the post project of the construction cost, we check the expected results and the expected cost by the construction settlement of accounts, summarize the experience of process management, accumulate the basic data on construction cost, find the existing problems on ourselves, and give advice applied to new projects, to provide help for the development of the forward project. The paper, which based on the S residential project invested by L pany, integrating textual criticism literatures with field survey, and the bination quantity and quality analysis, to check whether the structure design is reasonable by taking the unilateral index into the steel and concrete of the project to the empirical data of other projects。 pare the settlement cost to the investment estimate, and analyze the cause of the result。 pare every unilateral index published by Beijing engineering cost management office to the corresponding index of S project, to show the effort of every item of the project, and analyze the reason. The paper summarizes the work effort of every stage by every department of S project, through design, project management and cost management, and analyzes the problems. Hope that, the discussion by this paper can be used by o ther project investment, and even can be used by the construction cost of post evaluation of others.
