Along with the disciplining of the mark and increasingly fiercer rival in this field, developers will have fewer chances to build their success on the basis of luck. Therefore decision stage in item, in order to avoid and reduce the blindness of investment, more and more real estate investors pass the possibility research Make policy to provide important basis for the investment. The feasible research is an important step in decision analysis of real estate exploitation. It is the important basis of the investment decision of real estate exploitation project. Through integrated analysis and argument, paring and evaluating every exploitation plan, it is guaranteed the technical feasibility, allowed by environment, economical rationality, remarkable economical benefit. During the real estate exploitation, to improve the feasible research can reduce the blindness of investment decision, improve the economical benefit of real estate enterprises and promote to use the ground in city reasonably, so as to make the real estate market developing healthily and being perfect constantly. In analysis of the project construction site, according to the ambient environment,through SWOT analysis,objectivly evaluate the project39。s status and development potential. In the investment estimation, the market parison is used for the project to predict the cost of the project. In the financial evaluation, according to project39。s investment plan, use the breakeven analysis and sensitivity analysis model, and analyse the environmental protection、 risk and social assessment. After the study of feasibility on Construction Project of Shenyang Mingcheng Xinshiji, it is concluded that the project can be invested for it is practical financially less risky.
