【正文】 畢業(yè)設(shè)計(jì)（論文） 題目 ： 試析 某 房地產(chǎn)項(xiàng)目 營(yíng)銷推廣策略 試析 某 房地產(chǎn)項(xiàng)目營(yíng)銷推廣策略 摘 要 目前 房地產(chǎn) 市場(chǎng)競(jìng)爭(zhēng)日益激烈， 由于廣州房地產(chǎn)市場(chǎng)的品牌化，客戶購(gòu)房大都偏向品牌開發(fā)商的項(xiàng)目，而 新城 某 項(xiàng)目 是 廣州市 新發(fā)實(shí)業(yè) 有限公司 進(jìn)入廣州 房地產(chǎn) 市場(chǎng)的第一個(gè)項(xiàng)目 ，因此不夠品牌開發(fā)商的項(xiàng)目那樣有影響力。作為中小房地產(chǎn) 企業(yè)如何提升自身項(xiàng)目的影響 力 已成為自身 研究的重要課題，而 設(shè)計(jì)好房地產(chǎn)項(xiàng)目的營(yíng)銷推廣策略正是 中小房地產(chǎn) 企業(yè)提升 影響 力 ， 發(fā)展 項(xiàng)目 的 重 要手段 。很多人都認(rèn)為廣州樓市冬天來(lái)了，2020 年 下半年將 出現(xiàn) 持續(xù)振蕩下行的格局，開發(fā)商的出貨壓力很大，殘酷的優(yōu)勝劣汰是必然的趨勢(shì)。中小 房地產(chǎn) 企業(yè)生存不樂觀，大 型房地產(chǎn) 企業(yè)也不好過，但船小好調(diào)頭，如果 房地產(chǎn) 企業(yè)能 充分利用企業(yè)資源 ， 突出項(xiàng)目的優(yōu)勢(shì)，設(shè)計(jì)出獨(dú)特的項(xiàng)目 營(yíng)銷 推廣方案 ，就能把 危機(jī) 變成機(jī)會(huì)，突出重圍。 本文研究的目的就是要在市場(chǎng)營(yíng)銷理論的指導(dǎo)下，探討房地產(chǎn)市場(chǎng)營(yíng)銷策略管理的方法，并圍繞這些方法，對(duì) 新城 某 項(xiàng)目的營(yíng)銷推廣策略進(jìn)行試析。將理論融于實(shí)踐，在實(shí)踐中豐富和導(dǎo)向理論，對(duì)該項(xiàng)目進(jìn)行市場(chǎng)定位和目標(biāo)市場(chǎng)選擇， 對(duì)該項(xiàng)目的營(yíng)銷推廣策略展開探討分析，給該項(xiàng)目營(yíng)銷推廣策略提供實(shí)施建議 ,以提高該項(xiàng)目在營(yíng)銷推廣中的實(shí)際應(yīng)用價(jià)值。 關(guān)鍵詞： 中小房地產(chǎn) 企業(yè) ； 新城 某 項(xiàng)目；營(yíng)銷推廣策略 AN ANALYSIS OF THE MARKET DEVELOPING STRATEGY OF GRAND TIME GREAT FAME ABSTRACT Nowadays, the petition in real estate bees more and more serious due to brand influence of Guangzhou real estate’s market. Most of clients want to buy apartment from famous developer’s project, but Grand Time Great Fame project, which is not as influential as famous developer’s project, is the first developed project in Guangzhou by Xinfa Shiye limited pany. How to improve the influence of project is the most important thing for middle and small developer. The important measure for improving influence and developing project is to own a good market developing strategy. Lots of people think economy will keep continuous depression in the second part of this year, and developer burden great pressure, that’s why only the stronger can be survived should be certain trend. The hard situation regard to the medium and small real estate can also lead to less advantage of large developer at the same time. However, as a coin has two facets, the real estate still enable to make a breakthrough to enlarge their profit only if they can utilize the existing resource in a efficient way, enlarge their advantage and create the virtual promotion to match the market request. The main purpose of this article is to discuss the way to manage real estate marketing strategy under the modern marketing theory, and then make further examination of concerning methods onto the project of Grand Time Great Fame. As far as I am concerned, the most important facet is to apply the theory to practice. Then try to consummate the theory itself and bring the promotion into effect, which enable to make the marketing much effectively in daily usage.
