防范個(gè)人住房貸款風(fēng)險(xiǎn)提出建議,為保證貸款安全,防范金融風(fēng)險(xiǎn)的發(fā)生有著現(xiàn)實(shí)意義。對于我國而言,房地產(chǎn)金融風(fēng)險(xiǎn)主要集中在商業(yè)銀行,住房貸款業(yè)務(wù)通常被視為低風(fēng)險(xiǎn)優(yōu)質(zhì)資產(chǎn)品種,因此隨著數(shù)量的增長,累積的風(fēng)險(xiǎn)也越來越多,而對于風(fēng)險(xiǎn)的分散和轉(zhuǎn)移方法比較局限又缺乏實(shí)際經(jīng)驗(yàn)。面對新一輪的風(fēng)險(xiǎn)問題,商業(yè)銀行迫切需要完善個(gè)人住房貸款的風(fēng)險(xiǎn)防范體系,本論文的寫作目的就是希望在分析我國個(gè)人住房貸款風(fēng)險(xiǎn)現(xiàn)狀的基礎(chǔ)上,對完善個(gè)人住房貸款風(fēng)險(xiǎn)防范體系作出建議。流動(dòng)性過剩將導(dǎo)致銀行業(yè)過度競爭,盲目追逐大客戶,非理性降低貸款條件和下浮貸款利率,放大信貸風(fēng)險(xiǎn)和利率風(fēng)險(xiǎn)?,F(xiàn)階段最重要的焦點(diǎn)集中于商業(yè)銀行的流動(dòng)性過剩問題。如果泡沫很嚴(yán)重,破滅后造成的價(jià)格下跌幅度巨大,銀行遭受的損失過大,有可能損害銀行的信譽(yù),存款者會(huì)對銀行的信用產(chǎn)生懷疑,對銀行進(jìn)行擠兌,造成金融恐慌,甚至引發(fā)銀行的破產(chǎn)。房地產(chǎn)泡沫的存在對商業(yè)銀行個(gè)人住房貸款的安全形成現(xiàn)實(shí)的威脅。本科生畢業(yè)論文我國商業(yè)銀行個(gè)人住房貸款風(fēng)險(xiǎn)成因及防范學(xué)生姓名 指導(dǎo)教師 級 別 學(xué) 院 專 業(yè) 班 級 學(xué) 號 二0一 年 月 日28 / 33我國商業(yè)銀行個(gè)人住房貸款風(fēng)險(xiǎn)成因及防范 摘 要房地產(chǎn)業(yè)是一個(gè)資金密集型的高風(fēng)險(xiǎn)的行業(yè),我國現(xiàn)階段房地產(chǎn)業(yè)的風(fēng)險(xiǎn)高度集中于商業(yè)銀行。我國房地產(chǎn)市場在基本正常發(fā)展的同時(shí),非理性繁榮的苗頭也有所顯現(xiàn),市場風(fēng)險(xiǎn)正在積聚,表現(xiàn)在部分城市房地產(chǎn)價(jià)格上漲過快,其中尤以長三角地區(qū)的中心城市最為明顯。由于房地產(chǎn)在國民經(jīng)濟(jì)中的特殊地位以及牽涉到千家萬戶、各利益主體的切身利益,加上近幾年房價(jià)持續(xù)大幅上漲及宏觀調(diào)控的雙重影響,下一步房地產(chǎn)價(jià)格漲跌狀況和房地產(chǎn)市場發(fā)展格局深刻影響到消費(fèi)者、投資者、地產(chǎn)商、銀行、政府以及各房地產(chǎn)相關(guān)從業(yè)主體:對商業(yè)銀行來說,房地產(chǎn)泡沫破滅后,銀行投向房地產(chǎn)的一些資金面臨著收不回來的危險(xiǎn),許多貸款最終成為呆帳、壞帳,不良貸款比例會(huì)大幅上升。隨著我國商業(yè)銀行改革的深入進(jìn)行,銀行在股份制改革中的規(guī)范經(jīng)營理念和制度管理效果逐漸深化,會(huì)更加關(guān)注銀行結(jié)構(gòu)和潛在風(fēng)險(xiǎn)。商業(yè)銀行流動(dòng)性過剩,不僅對銀行自身的經(jīng)營產(chǎn)生影響,而且威脅到整個(gè)經(jīng)濟(jì)的平穩(wěn)運(yùn)行。如果過高的流動(dòng)性投向資金和貨幣市場,會(huì)導(dǎo)致貨幣市場主要投資工具利率持續(xù)走低,甚至與存款利率倒掛。關(guān)鍵詞:個(gè)人住房貸款;風(fēng)險(xiǎn);商業(yè)銀行The Cause and Control Analysis on Individual Housing Consumption Loan of China’s Commercial Banks AbstractIn order to solve the problem that people cannot afford to purchase house, mercial banks or other financial institutions provide individual housing consumption loan. Because the individual housing consumption loan will take the purchased house as mortgage, it is also called personal housing mortgage loan. Such large sum and long term loan is the leading role of the bank consumption loan. Nowadays,the individual housing consumption loan has developed dramatically in china, mercial banks are trying hard to expand its business and grab the loan market.However, the housing price has risen quickly in recent years, which leads to the regional real estate bubble. Because the safety of the loan is closely related to the market value of the mortgage. The price fluctuations in real estate market will have direct impact on the individual housing consumption loan. Thus, attentions have been paid to the relation between housing price fluctuations and financial risks.On the other hand, Chinese mercial banks are now facing the difficulty of liquidity surplus, which drives the banks to take rapid reforms. Under this circumstance, mercial banks need to take a new view of the risk of their personal housing consumption loans.This paper is trying to analysis the risks of the personal housing loans of Chinese mercial banks. It starts with reviewing the development of individual housing consumption loan, and then analysis how it would develop in the next two decades,the characters and advantages of it are also given. The next step is to focus on the risk behaviors of the personal housing consumption loans. When analyzing the causing factors of loan risk, the real estate hot and liquidity surplus are given much considerations. And the ends of the paper, several advices are put forward on how to keep the housing consumption loan safe.
