可能對房東征 收或收取的費(fèi)用,應(yīng) 保證房東針對所有行為, 訴訟 , 索賠,索求,損失,損害 免受處罰 。 10 (hh) To take out and maintain insurance in respect of the Tenant’s property or any other property save for the Landlord’s property contained in or on the Premises against risk of fire theft and other risks for their full insurable value with an insurance pany approved by the Landlord such approval not to be unreasonably withheld. (hh) 經(jīng)出租方批準(zhǔn),承租方可為辦公室內(nèi)的自身財(cái)物或其他出租方的財(cái)物辦理保險(xiǎn),以防止火災(zāi),偷竊及其他風(fēng)險(xiǎn) (ii) In respect of any policy of insurance to be effected by the Tenant the tenant shall whenever so requested by the Landlord produce within seven (7) days the policy of such insurance the receipt for the last premium payment or the renewal of the policy to the Landlord for inspection. (ii) 有關(guān)承租方所投的任何保險(xiǎn)單,每當(dāng)出租方要求,承租方應(yīng)在 7天內(nèi)辦理此保險(xiǎn),并出示最后一次保費(fèi)的發(fā)票或是更新的保險(xiǎn)單以供出租房核查。 (jj) To reimburse the Landlord in full for all insurance premiums paid by the Landlord in respect of insurance taken and maintained by the Landlord throughout the term hereby created against risk of fire and theft or such other risks as the Landlord may think appropriate in respect of the Landlord’s fixtures fittings furniture and other movable property belonging to the Landlord including glass windows doors on or in the Premises within seven (7) days from the Landlord’s written demand therefore. (jj) 在租賃期內(nèi),基于出租方的合理考慮為其租屋內(nèi)的固定裝置,家具及其他可移動(dòng)財(cái)物包括辦公室的玻璃窗,門等投保用以防火,防盜及其他風(fēng)險(xiǎn),這種由出租方繳納的保費(fèi)須在其向承租方做出書面通知 7日內(nèi),由承租方予以全額償還。 (kk) To be bound by and to observe and perform the conditions and provisions contained in the Second Schedule hereto and at the Tenant’s own cost and expense to fit out the interior and exterior of the Premises in a proper and workmanlike manner and incarrying out such work to obey and ply with and to ensure that its contractors, workmen, servants and agents ply with the requirements and provisions contained herein including the Second Schedule hereto. To keep all the interior of the Premises including the flooring and interior finishes and rendering to walls, floors and ceilings and Landlord’s fixtures and fittings therein including all doors, windows, electrical installations and wiring from the rising main or other point of supply to and within the Premises in good clean and tenantable repair and condition and properly painted or otherwise repaired and made good as may from time to time be necessary and so to maintain the same at the expense of the Tenant and to deliver up the same to the Landlord at the expiration or sooner termination of the tenancy hereby created in like condition except for fair wear and tear and damage due to Act of God. (?。? (ii) To reimburse the Landlord the costs of replacing all broken and damaged windows whether the same be broken or damaged by negligence of the tenant or any of its servants, agents or invitees. (ⅱ)若因承租方或其任何雇員,代理人,邀請人 疏忽大意而導(dǎo)致玻璃破碎,則應(yīng)支付出租方替換玻璃的費(fèi)用。 第十三頁 C) “大廈”這一用語應(yīng)指租用辦公室所在樓,即:新達(dá)成第一大廈,淡馬林蔭大道,新加坡 038987 。 D) “主管當(dāng)局”指新達(dá)成城市發(fā)展私人有限公司,是大廈管理公司及 /或此類經(jīng)常性的經(jīng)營機(jī)構(gòu)(如有的話),及 /或依據(jù)這一用語在合約中出現(xiàn)的不同上下文,此類其他的監(jiān)管機(jī)構(gòu),企業(yè),和實(shí)體。為避免引起爭議,承租人應(yīng)負(fù)責(zé)確定在不 12 同上下文中使用機(jī)構(gòu),企業(yè),還是實(shí)體。 E) “銷售稅”指貨物和服務(wù)稅的百分比( 7%),辦公室租賃現(xiàn)行的支付稅率。 F) 僅表明單數(shù)形式的詞也包括復(fù)數(shù)含義,反之亦然 . G) 僅表明陽性詞形式的詞也包括陰性含義和中性含義 .
