照價(jià)賠償。Party B shall properly use the equipment and facilities inside this house, if they are artificially damaged by Party B, Party B shall be responsible for repairing the restore the original status or pensating economically according to its actual value before it is damaged. 本合同終止后,乙方應(yīng)及時(shí)將本人物品及時(shí)搬出本房屋,逾期五日不搬,視為乙方放棄其所屬權(quán),甲方有權(quán)自行處理。After the contract is valid, Party B shall move his personal belongings out of this house, if over 5 days after the validating date, it will regard that Party B will abandon his ownership of those things, and Party A has the right to deal with them by himself. 租賃期滿后,如乙方在租期內(nèi)未違反本合同的約定,且在與其他承租人條件同等的前提下,享有優(yōu)先承租權(quán)。After the rental date expired, if Party B will not breach the stipulations of this contract, and under the preconditions that his condition is as same as other renters, he has the preferential right to rent the house. 乙方應(yīng)注意防水防火,如因乙方原因發(fā)生水災(zāi)或火災(zāi),乙方應(yīng)承擔(dān)相關(guān)民事責(zé)任、刑事責(zé)任及相關(guān)經(jīng)濟(jì)賠償。Party B shall pay attention to waterproof and antifire disaster, if the flood or fire disaster arisen due to Party B’s reason, Party B shall bear the relevant civil and criminal duties and the relative economic pensation.六、房屋的使用與修繕 The use and repairing of the house 租賃期內(nèi),甲方應(yīng)保障該房屋的各項(xiàng)設(shè)備設(shè)施的使用安全。Within the rental period, Party A shall guarantee the safety of the equipment and facilities of this house.,發(fā)生本房屋的各項(xiàng)設(shè)備設(shè)施有損壞或故障時(shí),乙方應(yīng)及時(shí)通知甲方修復(fù);甲方應(yīng)在接到乙方通知后的十五日內(nèi)進(jìn)行維修并承擔(dān)相應(yīng)維修費(fèi)用;超出以上時(shí)間未修復(fù)的,甲方減免當(dāng)月租金作為補(bǔ)償。If it is not Party B’s duty, the equipment and facilities has damages and malfunctions, Party B shall inform Party A to repair。 Party A shall repair it within 15 days after being informed by Party B and bear relevant repairing expenses。 if above time is exceeded and no repairing is done, the rental period will be extended for correspondent time, and Party B has no obligation to pay the extended rent for the house。 ,乙方應(yīng)及時(shí)修復(fù)并承擔(dān)相應(yīng)的維修費(fèi)用;因此給甲方造成經(jīng)濟(jì)損失的,由乙方負(fù)責(zé)承擔(dān)。If it is seriously influence Party B’s use, Party B has the right to terminate the contract. If it is Party B’s duty to cause the equipment and facilities’ damages and malfunctions, Party B shall repair in time and bear the correspondent repairing expenses。 and cause economic loss to Party A due to this, Party will bear the pensation. 未經(jīng)甲方同意,乙方不得擅自變更本房屋內(nèi)外結(jié)構(gòu)或改變裝修及使用性質(zhì),如有改動(dòng)需要負(fù)責(zé)恢復(fù)原狀及承擔(dān)給甲方造成的經(jīng)濟(jì)損失;正常使用造成的磨損除外。If Party A is not agreed, Party B shall not presume to change the structure and decoration or nature of use of the house, if there are some change, he should restore the original condition and pensate the economic loss caused to Party A。 but it is not including the normal wear and tear caused by normal use. 對(duì)于乙方的裝修、改善和增設(shè)的設(shè)備設(shè)施,甲方不負(fù)責(zé)修繕。For Party B’s decoration, improving and equipment increasing, Party A shan’t be responsible for repairing.七、違約處理 Treatment for breaching the stipulations 甲方有下列行為之一的,乙方有權(quán)解除本合同:If party A has one of the following actions, Party B has the right to terminate the contract。 甲方不能提供本房屋的產(chǎn)權(quán)證明或所提供的房屋及各項(xiàng)設(shè)備設(shè)施不符合約定條件,嚴(yán)重影響乙方使用;Party A can not provide the ownership certificate of the house or the house, equipment and facilities provided do not conform to the stipulated conditions and seriously influence Party B’s use. 甲方未盡房屋修繕義務(wù),嚴(yán)重影響乙方使用。Party A does not bear the repairing obligations, and seriously influence Party B’s use. 因甲方原因造成本合同的無法繼續(xù)履行的,在乙方已經(jīng)結(jié)清因使用該房屋所產(chǎn)生的各項(xiàng)費(fèi)用的前提下,乙方所交付的租金按日結(jié)算,甲方應(yīng)退還乙方已經(jīng)支付但沒有使用的租金及押金,并賠償乙方相當(dāng)于兩個(gè)月房租的違約金。Due to Party A’s reason causing that this contract can not be fulfilled, under the preconditions that all the expenses of this hous
