租約期滿，乙方如需延長租約，須在租約期滿 X 個月前以書面方式通知甲方，經(jīng)甲

甲方應對甲方的固定設施，包括該物業(yè)的結構、屋頂、管道、設施、排污、管道和纜線（包括電力及電話）等進行維護，使之處于完好狀態(tài)；如果對上述各項的造成的損壞或破壞，不是由乙方的疏忽或不良行為造成的，則甲方在收到乙方發(fā)出的通知后7天內(nèi)修理或修繕該損壞處
