房地產(chǎn)項(xiàng)目投資風(fēng)險(xiǎn)分析與研究(已修改)

【正文】 房地產(chǎn)項(xiàng)目投資風(fēng)險(xiǎn)分析與研究摘要論文通過對(duì)房地產(chǎn)投資基本形式和基本特點(diǎn)的介紹，結(jié)合房地產(chǎn)投資現(xiàn)狀和今后發(fā)展趨勢(shì)的市場(chǎng)環(huán)境分析，闡明了房地產(chǎn)投資的市場(chǎng)前途。建立房地產(chǎn)投資應(yīng)遵循的基本原則，并結(jié)合工作實(shí)際對(duì)現(xiàn)階段房地產(chǎn)投資機(jī)會(huì)的選擇進(jìn)行了詳細(xì)探討，辨析房地產(chǎn)投資面臨的有利因素和不利條件。定性地分析了房地產(chǎn)投資風(fēng)險(xiǎn)問題，辨識(shí)風(fēng)險(xiǎn)的特征，并對(duì)房地產(chǎn)投資在獲得土地使用權(quán)后的主要風(fēng)險(xiǎn)問題以及風(fēng)險(xiǎn)與投資收益的相互關(guān)系進(jìn)行了分析，提出在風(fēng)險(xiǎn)因素干擾下，評(píng)估投資效益的經(jīng)濟(jì)技術(shù)指標(biāo)和理論方法。通過一個(gè)詳盡的房地產(chǎn)投資實(shí)例，說明該理論方法在投資風(fēng)險(xiǎn)評(píng)估中的應(yīng)用，以及如何為投資決策提供依據(jù)和建議。根據(jù)風(fēng)險(xiǎn)評(píng)估與決策的實(shí)際需要，提出構(gòu)建風(fēng)險(xiǎn)管理機(jī)構(gòu)的模式，以利于及時(shí)調(diào)整和保障投資風(fēng)險(xiǎn)決策的正確實(shí)施。最后在結(jié)論部分，闡述了風(fēng)險(xiǎn)研究的長(zhǎng)期性和風(fēng)險(xiǎn)決策的現(xiàn)實(shí)意義，對(duì)未來投資風(fēng)險(xiǎn)研究的趨勢(shì)和方向進(jìn)行了思考。關(guān)鍵詞：房地產(chǎn)；投資風(fēng)險(xiǎn)；分析；研究IAbstractThepaperthroughtotherealestateinvestmentfundamentalmodeandtheessentialfeatureintroduction,theunionrealestateinvestmentpresentsituationandthenextdevelopmenttendencymarketenvironmentanalysis,hasexpoundedtherealestateinvestmentmarketfuture.Theestablishmentrealestateinvestmentshouldfollowthebasicprinciple,andtheunionworkwasactualtothepresentstagerealestateopportunitiesforinvestmentchoicehascarriedonthedetaileddiscussion,debatedanalyzesthefavorablefactorandtheadverseconditionwhichtherealestateinvestmentfaced.Qualitativehasanalyzedtherealestateinvestmentriskquestion,recognizestheriskthecharacteristic,andafterobtainedthelandemploymentrighttotherealestateinvestmentthemainriskquestionaswellastheriskandtheinvestmentinereciprocityhascarriedontheanalysis,proposedundertheriskfactordisturbance,appraisalinvestmentbenefiteconomicaltechnicalspecificationandtheorymethod.Throughanexhaustiverealestateinvestmentexample,explainedthistheorymethodintheinvestmentriskassessmentapplication,howaswellasdoesprovidethebasisandthesuggestionfortheinvestmentdecisionmaking.Accordingtotheriskassessmentandthepolicymakingactualneed,proposedconstructstheriskmanagementorganizationthepattern,favorthepromptadjustmentandthesafeguardinvestmentriskdecisionmakingcorrectimplementation.Finallywerepartialintheconclusion,elaboratedtheriskresearchlongtermcharacteristicandtheriskdecisionmakingpracticalsignificance,hascarriedonthepondertothefutureinvestmentriskresearchtendencyandthedirection.Keywords：realestate；investmentrisk；analyse；researchII目 錄摘要..............................................................
