A of the staycity building under the Agreement Law of People’s Republic of China and other relevant laws and regulations. 一、租賃標(biāo)的 The Leased Subject 甲方同意按照本合同約定的條件和條款將附件1所列的星城國際大廈A座公寓(以下簡稱“公寓”)及附件2所列的設(shè)備家具在良好狀態(tài)下租賃予乙方,乙方同意按照本合同約定的條件和條款承租前述公寓及設(shè)備家具。 The parties hereby confirm that the purpose of the premises shall be accordance with the laws and regulations.. The extended leasing term could increase the rent, but not more than 10%. 乙方同意無論甲方或星城國際大廈物業(yè)管理公司(以下簡稱“物業(yè)管理公司”)是否存在違約情形,乙方均應(yīng)按照本合同第四條的約定支付相應(yīng)的租金,其它事宜由雙方另行協(xié)商。 Communication fees: Party A shall undertake all the munication fees according to the Telemunication Bureau standard tariffs including but not limited to telephone fee, facsimile fees, Broad Band fees and information fees. 雜費:乙方應(yīng)按照每月實際使用的數(shù)額按時支付相應(yīng)的水電煤氣費(包括污水處理費),并承擔(dān)因使用該公寓而發(fā)生的其他費用。甲方收到押金兩日內(nèi),應(yīng)向乙方開具押金收據(jù)。 The term of tenancy has been expired. 乙方按照本合同第六條的約定向甲方完好退還了該公寓及家具設(shè)備。 Party B has paid all the amounts to Party A (including cost, expenses, loss or damage sustained by Party A as the result of any nonobservance or nonperformance by Party A of any of the said agreements, stipulations terms or conditions). 乙方已經(jīng)按照本合同的約定支付了全部其他費用。甲方亦有權(quán)從乙方支付的押金中扣除乙方因使用該公寓、相關(guān)設(shè)施、甲方或其他方不時向乙方提供的服務(wù)而應(yīng)向第三方支付的費用。 Without prejudice to any other right and/or remedy, Party A has the right to deduct from the said deposit any cost, expenses, loss or damage sustained by Party A as the result of any nonobservance or nonperformance by Party B of any of the said物業(yè)管理處待租房屋使用 agreements, stipulations terms or conditions. Party A also has the right to deduct from the said deposit any sums incurred by Party B or by Party A on behalf of Party B to any third Party A rising from Party B39。 If this agreement is early terminated for reasons of Party B, Party A shall have no obligation to return the deposit and shall have the right to require Party B to pay the rent of rest term of the tenancy. 七、公寓交付與退還 Handover and return of the Premises 在乙方按照本合同的約定向甲方支付第一月租金及全部押金之日起兩日內(nèi),甲方向乙方交付該公寓及相關(guān)家具設(shè)備,雙方簽訂本合同附件3約定的交接單。如乙方在清理該公寓過程中對甲方或第三方造成損害和損失,乙方應(yīng)承擔(dān)一切責(zé)任。如押金不足以抵扣,則甲方有權(quán)繼續(xù)向乙方追償。同時,甲方亦有權(quán)向乙方追討因清除、清理、處理前述物品所產(chǎn)生的所有費用,或從乙方所交付的押金內(nèi)先行扣除該等費用,然后將余款退回給乙方,如乙方所繳付的押金不足以支付該等費用時,則甲方仍有權(quán)繼續(xù)向乙方追索不足部分的款項。 If Party B delays to return the premises with equipment and furniture, Party B shall pay Party A the daily liquidated damages of five times equal to daily rent from the due date of return of the premises to the date of actual return.
