【正文】 Premises to view the state of repair and condition thereof, to carry out any repairs which are the responsibility of the Landlord hereunder, to take inventories and inspect the condition of the fixtures and fittings therein, to test the electric wiring, too read the meters and to do any other act or thing which may be required to be done by the Landlord in respect of the Premises. The Landlord and its representatives shall be entitled in the event of any emergency or if the Tenant shall fail to permit entrance pursuant hereto after reasonable notice to enter the Premises by opening or breaking any door window or other part of the exterior and the Tenant shall reimburse the Landlord the cost of repairing and marking good any damage thereby caused. (q) 不得在租用辦公室內(nèi),室外及其周?chē)鸁?,也不得在屋?nèi)彌漫或傳出任何令人不快或異常的氣味。 (o) Subject to Clause 2(a)(ⅱ ) of this Agreement not to make any alteration or change in the Premises nor to any of the interior partitioning, decoration, fixtures fittings, or the existing locks and bolts nor to install any additional locks to the Premises without the Landlord’s previous consent in writing which consent shall not be unreasonably withheld. (m) 承租方不得 在出租辦公室內(nèi)放置超過(guò)出 租方或主管當(dāng)局的規(guī)定或允許的物品。 (k) To pay all legal costs and all of the stamp duty incurred in the preparation of this Agreement in duplicate and to pay for all legal fees (including the Landlord’s solicitors’ charges on a solicitor and client basis) and other costs and expenses incurred in connection with any claim or legal proceedings which may be brought by the Landlord against the Tenant in enforcing the terms of this Agreement in respect of any breach by the Tenant of the terms of this Agreement. (k) 承租方 應(yīng)支付準(zhǔn)備此一式兩份合同所引起的所有法律費(fèi)用及印花稅,支付所有法律費(fèi)用(包括 出租方 的律師費(fèi)用 ,基于律師與委托人的關(guān)系)及 其它 在執(zhí)行此合同過(guò)程中,因承租方違反本合同,而由出租方通過(guò)法律程序獲取索賠過(guò)程中所產(chǎn)生的費(fèi)用 。 (j) To supply receptacles approved by the Landlord for holding trash and litter belonging to the Premises and have the same removed daily at the Tenant’s own expense and if for any reason the Landlord shall reasonably deem it desirable to arrange for the removal of such trash or litter and pursuant thereto carry out such removal to reimburse the Landlord for the cost of such removal. (j) 經(jīng) 出租方 批準(zhǔn),辦公室內(nèi)可提供容器供裝垃圾之用,每天清理垃圾,費(fèi)用由承租方 自理。 (h) To observe and conform to all the rules and regulations as may be imposed on the occupier of the Premises by any statute order rule or regulation now or hereafter (including regulations as to the opening and closing hours and days of the Premises) or as may from time to time be made by the Competent Authorities. (h) 承租方 應(yīng)遵守所有現(xiàn)在或?qū)?來(lái)可能實(shí)施的規(guī)則及條例(包括租用辦公室的開(kāi)關(guān)時(shí)間及日期)或由主管當(dāng)局 隨時(shí)所做出的其他規(guī)章制度。 (f) Not to cause or otherwise permit any employee or agent of the tenant to cause any obstruction in the roadways or the car park or otherwise use those areas allocated to the parking or movement of or access of vehicles or designated as load/unloading areas other than in accordance with the Landlord’s written permission or requirements which may from time to time be municated to the Tenant in writing in respect of the parking of vehicles on the said roadways and the said car park. (f) 不得允許任何 承租方 的雇員及代理商造成道路或停車(chē)場(chǎng)的阻礙, 此外, 也不得違反與 出租方 所簽署的書(shū)面同意協(xié)議 或要求 , 將 所分配的停車(chē)場(chǎng)或進(jìn)入移動(dòng)車(chē)輛的地方,裝卸貨的地方移作他用, 這些有關(guān)道路及停車(chē)場(chǎng)的有關(guān)規(guī)定和要求可不時(shí)與 承租方 協(xié)商并書(shū)面確定。 承租方 應(yīng)預(yù)先采取必要的措施來(lái)防止及根除害蟲(chóng),害鳥(niǎo), 嚙齒目 動(dòng)物及其他爬行類(lèi)昆蟲(chóng)。 4 (d) Not to adopt or utilize any uhical business practice or conduct any auction, fire, bankruptcy or closure sale on the Premises. (d) 辦公室內(nèi)不得進(jìn)行不道德的商業(yè)活動(dòng)及進(jìn)行拍賣(mài), 軍火交易,破產(chǎn)或停業(yè)。 (b) To pay to Public Utilities Board, Singapore Teles and any other relevant authorities (except only where it is hereinafter expressly provided to the contrary) all rates and charges (including all taxes added in their respective bills) in respect of supply of Water, Gas, El
