【正文】 and observed. The said Deposit shall be retained by the Landlord throughout the term of the tenancy hereby created free of any interest to the tenant but subject as aforesaid, the landlord shall be entitled to utilize the said deposit to setoff against the landlord’s claim for damages as a result of the tenant’s breach nonobservance or nonperformance of any of the said covenants agreements stipulations or conditions. The Tenant HEREBY COVENANTS with the Landlord as follows: (a) (ⅰ )To pay the said monthly rental at the times and in the manner aforesaid without any deductions whatsoever. The first rental shall be paid to the Landlord on or before the signing of this agreement. 2. 根據(jù)協(xié)議, 承租方 對 出租方 承諾如下: (a) (ⅰ ) 每月按上述要求按時(shí)繳納房租,不得有任何扣減。出租方 在租賃期內(nèi)應(yīng)保留此押金, 承租方 不得收取任何利息,但如上述所說, 出租方 有權(quán)利用此押金來 索取 因 承租方 違反或不履行協(xié)議規(guī)定對房屋所 造成 的 損壞。 (b) To pay to Public Utilities Board, Singapore Teles and any other relevant authorities (except only where it is hereinafter expressly provided to the contrary) all rates and charges (including all taxes added in their respective bills) in respect of supply of Water, Gas, Electricity and Telephone any other services or amenities to or at the Premises and to pay all deposits and hire charges in respect thereof. (h) 承租方 應(yīng)遵守所有現(xiàn)在或?qū)?來可能實(shí)施的規(guī)則及條例(包括租用辦公室的開關(guān)時(shí)間及日期)或由主管當(dāng)局 隨時(shí)所做出的其他規(guī)章制度。 (k) To pay all legal costs and all of the stamp duty incurred in the preparation of this Agreement in duplicate and to pay for all legal fees (including the Landlord’s solicitors’ charges on a solicitor and client basis) and other costs and expenses incurred in connection with any claim or legal proceedings which may be brought by the Landlord against the Tenant in enforcing the terms of this Agreement in respect of any breach by the Tenant of the terms of this Agreement. (k) 承租方 應(yīng)支付準(zhǔn)備此一式兩份合同所引起的所有法律費(fèi)用及印花稅,支付所有法律費(fèi)用(包括 出租方 的律師費(fèi)用 ,基于律師與委托人的關(guān)系)及 其它 在執(zhí)行此合同過程中,因承租方違反本合同,而由出租方通過法律程序獲取索賠過程中所產(chǎn)生的費(fèi)用 。 (o) Subject to Clause 2(a)(ⅱ ) of this Agreement not to make any alteration or change in the Premises nor to any of the interior partitioning, decoration, fixtures fittings, or the existing locks and bolts nor to install any additional locks to the Premises without the Landlord’s previous consent in writing which consent shall not be unreasonably withheld.
