【正文】 13.8本合同附件為本合同不可分割的組成部分,與本合同具有同等的法律效力。13.6本合同經(jīng)甲、乙雙方法定代表人或其授權(quán)的委托代理人簽字并加蓋公章后生效。任何一方放棄本合同各項條款規(guī)定的任何權(quán)利,只能以該方書面簽字為準。如該等補充協(xié)議與本合同有不一致之處,以該等補充協(xié)議有關(guān)規(guī)定為準。13.2本合同的任何修改均應(yīng)經(jīng)雙方同意,并制作書面協(xié)議經(jīng)甲方和乙方雙方法定代表人或授權(quán)的委托代理人簽字并加蓋公章后方為有效。12.2協(xié)商不成的,任何一方有權(quán)向租賃房屋所在地有管轄權(quán)的中國人民法院提起訴訟。12.爭議的解決12.1本合同之訂立、效力、解釋、履行及爭議的解決均適用中華人民共和國法律。11.2如乙方未能按本合同規(guī)定支付租金乙方責任如下:(1)從違約之日起,房租加價10%,直至乙方搬出日為止。11.違約責任11.1甲、乙雙方任何一方有違反本合同的行為,應(yīng)就違約行為給對方造成的進行承擔賠償責任。不可抗力事件消除后,由雙方協(xié)商確定是否恢復對本合同的繼續(xù)履行。在本合同履行過程中,由于發(fā)生戰(zhàn)爭、洪水、臺風、地震或其他人力不能控制等不可抗力事件,致使任何一方無法履約后發(fā)生不可抗力的,遲延履約一方不能免除責任。若部分所租賃房屋被政府租用,則甲、乙雙方均有權(quán)在一個月內(nèi)以書面形式通知對方取消或終止本合同。9.3除本合同對有關(guān)通知事項已有約定外,任何一方發(fā)生法定代表人、名稱、住所、企業(yè)組織形式等的變更,或發(fā)生合并、分立、并購、破產(chǎn),或發(fā)生租賃房屋查封、扣押、監(jiān)管、變賣、拍賣及其他可能影響本合同履行的任何事項,均應(yīng)本著誠實信用的原則及時通知對方,履行法定通知義務(wù)。9.2如果本合同聯(lián)絡(luò)人發(fā)生變更,變更一方應(yīng)及時將變更后的人員及聯(lián)系方式書面通知對方。守約方有權(quán)向違約方追討由此引致的全部損失及開支。但受上述事件影響的一方應(yīng)當在上述事件發(fā)生之日起15日內(nèi)通知另一方,甲、乙雙方互不承擔任何法律責任。8.2依本合同規(guī)定或法定條件成就時,從合同終止或者解除之日起一周內(nèi),乙方應(yīng)騰空房屋并完整的向甲方交回房屋租賃房屋的鑰匙,如違此約定甲方有權(quán)處置房內(nèi)任何物品。7.10未經(jīng)甲方書面同意乙方不得轉(zhuǎn)租。7.8不得在租賃房屋內(nèi)進行或允許他人進行有悖社會或行業(yè)道德的活動。7.6不得在租賃房屋存放,也不允許他人存放武器、彈藥、硝石、火藥、火油或其他易爆易燃違法危險物品。7.4在暴風大風等惡劣天氣來臨之前采取一切適當措施,保護租賃房屋的內(nèi)部不受損害。7.2未經(jīng)甲方同意,不得將租賃房屋內(nèi)的設(shè)備進行改造、增設(shè)或拆除,改變房屋內(nèi)結(jié)構(gòu)不得改變租賃房屋的用途。6.4根據(jù)乙方要求及時提供與本合同履行有關(guān)的資料和法律文件。6.2保證對本合同租賃房屋擁有合法的所有權(quán)和以出租方式進行處置的權(quán)利,不存在任何形式的權(quán)利瑕疵。緊急情況下,甲方可在沒有任何通知的情況下,為了保安、消防和搶修租賃房屋,甲方和其授權(quán)人有權(quán)不經(jīng)乙方損失,否則甲方負責賠償,法定緊急避險情況除外。5.4租賃期間內(nèi),甲方負責租賃房屋的定期檢查和維修并承擔費用,包括自然損壞造成的維修責任。5.2乙方的裝修方案應(yīng)經(jīng)過甲方書面同意后,方可按照有關(guān)規(guī)定實施。合同期內(nèi),乙方投資于租賃房屋或為使租賃房屋具備、維持正常使用功能及滿足商業(yè)經(jīng)營特殊需要而投入的裝修、設(shè)備及其他附屬物、附著物之所有權(quán)屬于乙方。3合同期間,經(jīng)通知甲方,乙方有權(quán)在合法的前提下以其認為合適的規(guī)格、形式等懸掛(或不懸掛)其名稱標牌、商標標志或服務(wù)標志。除非事先得到甲方的書面同意,否則乙方不得擅自變更租賃房屋的用途。房屋用途4.1租賃房屋僅限作為乙方合法經(jīng)營場所之用。3.3保險責任承擔所有權(quán)不屬于乙方的房屋和設(shè)備、設(shè)施,其保險責任歸所有權(quán)人。(4)、租賃期內(nèi),乙方同意向甲方交付一切與租賃房屋有關(guān)其他費,包括水費、電費、衛(wèi)生費。(2)、租賃期內(nèi)乙方若需租用停車泊位,則由乙方按照甲方管理有關(guān)規(guī)定辦理。租賃房屋的租金起租日開始以工作日交納。如甲、乙雙方未能在租賃期屆滿前三個月就續(xù)租租金與租賃期限達成一致協(xié)議,甲方可以不受乙方的任何制約而自行處置租賃房屋。乙方希望在租賃期滿后續(xù)租,須在租賃期屆滿前三個月書面通知甲方。租賃期限
