【正文】 8. Party B shall receive written agreement in advance when it requires expanding capacity of existing water supply, power supply and water draining equipments, or it requires expanding capacity of original supply level of water and electricity power, or increasing and/or installing sources in addition of leased factory. If Party A agreed in written form, if necessary Party B shall also receive approval of source supplier or concerned department of government. Party B shall pay relevant capacity increase fee according to regulations of source supplier or concerned department of government, and bear the expenses for installment, connection and maintenance of additional power sources. If Party B applies to Party A for adjusting and increasing capacity out of the agreement in contract within total capacity of the Park, it shall bear the expenses for installment, connection and maintenance of additional power sources of this kind. 本合同因任何原因終止時(shí)，乙方均不得要求甲方返還或支付乙方根據(jù)本條款（第六條）約定而支付的所有費(fèi)用（包括但不限于向甲方或向能源供應(yīng)收費(fèi) 部門、或向其他政府部門支付的任何費(fèi)用）。如有涉及前述情況，甲方仍有義務(wù)協(xié)助乙方向相關(guān)部門進(jìn)行溝通和交涉，以保證乙方正常使用租賃廠房。其他費(fèi)用根據(jù)物業(yè)管理公司的規(guī)定辦理，如有，由乙方自行承擔(dān)。 3. Electricity fee includes basic price, selfuse fee and electricity fee for the public area. According to current statistical method of the property management pany, basic price of electricity shall be charged as a current price of 39 Yuan/KW in accordance with basic electric quantity provided by Party A to leased factory and basic price standard of power supply department. Selfuse electricity fee is calculated by power consumption on power meter shared unit price while shared unit price is calculated by (total consumption amount of Park － basic price amount)/ total power consumption of Park, which is irrespective of peak, trough and mon period and is average of peak, trough and mon period. The electricity fee for public area shall be shared according to building area of each enterprise. The unit price of electricity during decorating is Yuan/ kilowatthour and the basic price will not be charged.
