【導(dǎo)讀】房事宜，簽訂本《通用廠房租賃合同》。有關(guān)租賃廠房使用和物業(yè)管理的規(guī)定。準(zhǔn)，甲方應(yīng)當(dāng)盡一切努力協(xié)助乙方獲得該等審批或批準(zhǔn)。核準(zhǔn)前，不擅自改變上述約定的使用用途。

　　

【正文】 用根據(jù)物業(yè)管理公司的規(guī)定辦理，如有，由乙方自行承擔(dān)。 5. Party A promises to offer Party B a free fixed underground parking space. Other fixed parking spaces are charged as RMB 500 Yuan/Month. Other expenses shall be charged according to the regulations of the property management pany. Party B will bear above expense if has. 甲方交付租賃廠房時(shí)，應(yīng)同時(shí)提供租賃廠房的主要的水表、電表。乙方在事先獲得甲方書(shū)面同意（如有必要，還應(yīng)獲得政府部門(mén)的批準(zhǔn)）后，應(yīng)自費(fèi)用安裝所有水、電等能源所需的副表，因使用和維護(hù)以上副表所發(fā)生的所有費(fèi)用應(yīng)由乙方自行承擔(dān)。 6. When Party A delivers leased factory, it shall provide the main water meter and power meter to Party B at the same time. Party B shall pay for installment of all submeters required by resources of water and power after receiving written agreement (and approval of government departments if necessary) in advance. Party B shall bear all expenses of using and maintaining above submeters. 甲方對(duì)于水、電等能源提供方為租賃廠房提供的能源的持續(xù)性或質(zhì)量不承擔(dān)任何責(zé)任。如有涉及前述情況，甲方仍有義務(wù)協(xié)助乙方向相關(guān)部門(mén)進(jìn)行溝通和交涉，以保證乙方正常使用租賃廠房。 7. Party A has no responsibility for persistence or quality of power sources provided by water and power supply units to leased factory. When referring to above circumstances, Party A has obligation to assist Party B to municate and negotiate with concerned departments so as to ensure Party B can use leased factory normally. 乙方要求就租賃廠房已有的供水、電力、排水設(shè)備擴(kuò)容、或乙方要求就租賃廠房水、電等能源的原供應(yīng)量進(jìn)行擴(kuò)容、另外增加以及 /或安裝能源的，應(yīng)事先獲得甲方的書(shū)面同意。甲方書(shū)面同意的，如有必要乙方還應(yīng)獲得能源提供方或政府有關(guān)部門(mén)的批準(zhǔn)，乙方應(yīng)按能源提供方或政府相關(guān)部門(mén)的規(guī)定向其支付相應(yīng)的增容費(fèi)，并自付費(fèi)用負(fù)責(zé)此類(lèi)額外的能源的安裝、連接和維護(hù)。如乙方向甲方申請(qǐng)?jiān)趫@區(qū)總?cè)萘績(jī)?nèi)調(diào)劑增加本合同約定外的容量，自付費(fèi)用負(fù)責(zé)此類(lèi)額外的能 源的安裝、連接和維護(hù)。 8. Party B shall receive written agreement in advance when it requires expanding capacity of existing water supply, power supply and water draining equipments, or it requires expanding capacity of original supply level of water and electricity power, or increasing and/or installing sources in addition of leased factory. If Party A agreed in written form, if necessary Party B shall also receive approval of source supplier or concerned department of government. Party B shall pay relevant capacity increase fee according to regulations of source supplier or concerned department of government, and bear the expenses for installment, connection and maintenance of additional power sources. If Party B applies to Party A for adjusting and increasing capacity out of the agreement in contract within total capacity of the Park, it shall bear the expenses for installment, connection and maintenance of additional power sources of this kind. 本合同因任何原因終止時(shí)，乙方均不得要求甲方返還或支付乙方根據(jù)本條款（第六條）約定而支付的所有費(fèi)用（包括但不限于向甲方或向能源供應(yīng)收費(fèi) 部門(mén)、或向其他政府部門(mén)支付的任何費(fèi)用）。但乙方可以自行拆移原自費(fèi)安裝的副表、擴(kuò)容設(shè)施或有償轉(zhuǎn)讓給后續(xù)承租方。 9. When this contract is terminated with any reasons, Party B shall not require Party A to return or pay all expenses (including but not limited to any expenses paid to Party A or charge department of power supplier or other government departments) that Party B paid according to the agreement in this article (Article Six).
