【文章內(nèi)容簡(jiǎn)介】 1. Tenants are required to submit the stamped application, renovation drawings and plans to the Management Office (MO).2. MO will take not more than 5 days to process the renovation application, drawings and plans and reply to the applicant. After the initial processing and checks, tenants are required to pay the renovation deposit and apply for the work permit.3. MO will require the tenants to put up the necessary protection materials in the mon areas. The MO will conduct regular checks to ensure protection materials is installed in plying with relevant safety measures.4. MO will also conduct regular checks on the water, electricity and safety of work.5. Tenants are required to apply for pletion inspection and submits the asbuilt drawings after the renovation works was pleted.6. MO will inspect the water, electricity installation. Any damages or irregularities found are to be rectified by the Tenants.7. Completion inspections by the relevant government authorities (Fire Safety and Construction Authority etc) are required.8. The renovation contractor is required to rectify any nonacceptable works highlight by the MO, owners and the relevant government authorities.9. Tenants may only occupy the premises until obtained the approval from MO and the relevant government authorities.10. After pletion of renovation, MO will return the renovation deposit after deduct the damages to mon area, electricity cost and debris removal fee. Part III:Basic Requirements for Renovation WorksRenovation works can only mence after the renovation application, drawings and plans have been submitted and approvals have been obtained from the MO and the relevant government authorities. Processing of Renovation ApplicationTo safeguard the structural integrity of the Building, uniformity of the external appearance and the normal operation of the Building facilities, all renovation design works must be undertaken by designers whose qualifications and eligibility satisfy the criterion specified by the relevant government authorities. Tenants were required to inspect the site condition, liaise with nominated contractor for electrical amp。 mechanical facilities. All renovation plans must be submitted to the MO and approval given before any renovation works can mence.361 Provide the MO with all approved drawings and the approval documents issued by the relevant government authorities362 Submit the eligibility certificate of the renovation contractor, history of works , name of the person in charge and the particulars of the renovation workers.363 Submit the renovation schedule, quality assurance requirements, safety measures, schedules and approval documents.364 Submit the Site Work Supervisor’s qualification certificate, past work experience etc.365 Sign and submit the Letter of Indemnity on Safety of Works.366 Settle the renovation deposit and fee for issuance of the work permit. Supervision of Site WorksIn principle, a qualified site works supervisor must supervise any renovation works carried out in the Building. For renovations that involve the whole floor, this supervisor is a must. Tenants on same floor may gather together to form a supervisory mittee in charge of the renovation. The mittee would also be responsible for providing the necessary protection material required and cooperating with the MO and neighborhood. During the whole renovation process, the mittee will be required to keep in constant contact with the Construction Authority, Supervisory Department and ensure that any concealed work meets regulation.
