rent for first installment. The deposit and the rent for first installment shall be paid off after Party B pays another RMB18000 (eighteen thousand only) to Party A. Article 5: Other Charges Under this contract, Party A shall issue rental invoices to Party B after each time Party B pays the rent. The related taxes arising by issuing rental invoices in accordance to law shall be actually borne by Party B. During the lease term, if Party B needs to install telephone, cable TV, broadband work and other supporting facilities, the corresponding fees shall be borne by Party B. During the lease term, the actual use of utilities, property costs and heating costs should be shared by proportion of lease area. Party B shall pay its part to Party A. The fixed amount is RMB800 per year, prepaid annually. The fees do not set out in this contract (if any), shall be borne by either party or both parties in accordance with law. If either party has paid in advance for the other party, the other party shall return the relevant amount according to the bills. Article 6: Housing maintenance and repair Party A shall ensure that the construction, structure and the equipment and facility of the premises conform to the safety conditions concerning construction, fire prevention security, health and other conditions, and the premises has not any danger to the personal safety of any occupants or their visitors. Party B shall ensure that the relevant laws and regulations of national or Beijing government as well as the property management provisions shall, to the extent that they govern Party B’s occupancy and use of the premises, be observed during use of the premises. During the lease term, both parties shall ensure that the premises and its 5 contents, equipment and facilities are in usable and safe condition. Regarding normal wear and tear of the premises and its contents, equipment and facilities, Party B shall promptly notify Party A for repair and maintenance. Party A shall mence repair and maintenance within 2 days after receipt of Party B’s notice. If Party A failed to do so, Party B can repair and maintain for Party A and, to the extent lawful and reasonable, the expenses shall be borne by Party A. Party A should reduce the rent or extend the lease term because of maintenance affecting the use of the premises. Party B shall provide legitimate use to the housing in accordance with this contract and shall not change nature of use or housing construction or store dangerous goods in the premises. If the premises and its contents, equipment and facilities are damaged due to Party B’s improper keeping or unreasonable usage, Party B shall be responsible for repair and maintenance and shall be liable for pensation.
