to Clauses 6, 7, and 8 on time. ,并保持房屋的清潔。 Party B shall reasonably use the Premises as provided hereunder and keep it clean. ,乙方不得在窗外、外墻、 公共走廊墻面、電梯間及其它共用區(qū)域懸掛、張貼、附置或以其它方式放置任何廣告、標(biāo)識(shí)、招貼或其它資料。 Party B shall not hang, affix, or display any advertisement, signboard, poster or any other materials on outside window, outside wall, public aisle wall, elevator or other public area without the prior consents of Party A and Management Department. 乙方在承租期內(nèi)不得將全部或部分房屋轉(zhuǎn)租、分租或借予第三方。 During the lease term , Party B shall not sublet or assign the lease to any third party. 乙方在其經(jīng)營活動(dòng)中,不得宣稱或令顧客誤認(rèn)為其與甲方關(guān)系屬合作、合營、合伙、聯(lián)營或關(guān)聯(lián)企業(yè)關(guān)系。 Party B shall not represent or otherwise mislead the customers that it has any cooperation, joint operation, partnership or affiliation relation with Party A during its operation. 、批準(zhǔn)和證照,保證其營業(yè)活動(dòng)的合法性。 Party B shall be responsible for obtaining all approvals, consents and licenses required by laws to ensure that its operation is legal. 、稅務(wù)登記、遷址等行為所產(chǎn)生的稅、費(fèi)。 Party B shall be responsible for any and all taxes, fees and expenses incurred for its industrial and taxation registrations and moving into the Premises. ,乙方應(yīng)自行負(fù)責(zé)并保證甲方免于此類索賠。如甲方因此類索賠而遭受損失,乙方保證進(jìn)行賠償。 Party B shall be responsible for and hold Party A harmless against any claims raised by the customers for any personal injury and economic losses caused to the customers by Party B or caused in the Premises. Party B hereby warranties that it shall indemnity Party A for any losses caused to Party A by such claims. 、易爆的物品其他危險(xiǎn)物品。 Party B shall not keep or store in the Premises any flammable or explosive substances or other dangerous substances. 。 Party B shall strictly ply with all rules made and amended from time to time by Party and/or the Management Department. 乙方不得在房屋內(nèi)從事任何違法活動(dòng)。 Party B shall not carry out any illegal activity in the Premises. 。 Party B shall not use the Premises for any purpose other than as office. ,乙方應(yīng)在租賃合同終止后15日內(nèi)辦理地址注銷登記手續(xù),乙方逾期辦理的,應(yīng)每日按月租金千分之三的標(biāo)準(zhǔn)向甲方支付滯納金,造成甲方損失的,應(yīng)予以賠償。 If the Premises is used as pany‘s registered address of Party B, Party B shall plete the procedures of writing off the registered address within 15 days after termination of the contract. If Party B is not able to plete the procedures on time , it shall pay Party A a penalty equal to 3‰ of the monthly rent per day of delay. Party B shall pensate for such loss. 十三、違約責(zé)任與合同終止 BREACH AND TERMINATION
任何一方違反合同給另一方造成損失的,應(yīng)當(dāng)進(jìn)行賠償。 If a party is in breach of this Lease Agreement, it shall pensate the other party for any losses cause by its breach. ,本合同終止 This Lease Agreement will be terminated under any of the following conditions: ?。?br /> The expiration of this Lease Agreement 當(dāng)一方違反本合同中任何規(guī)定,并且另一方書面通知要求其予以糾正的三十(30)日內(nèi)未能糾正違約行為或者如果該違約是無法糾正的,守約方有權(quán)立即終止本合同。 by one of the Parties, with immediate effect, when the other Party is in breach of this Lease Agreement and such breach is not curable or is not remedied within thirty (30) days after the party not in breach sends a written notice requesting the cure of such breach。 (60)天的書面通知提前終止本合同,但應(yīng)雙倍返還乙方保證金。 Party A may terminate this Lease Agreement with a sixty (60) day prior written notice provided that it shall refund the deposit in double amount.
