shouldpromptlyrepair or remedyanydefectsthereinafterbeingnotified of suchdefects by Party B, providedallsuchdefects are not as a result of the Party B’scareless mistake or misconduct. Party
A shall do the necessary repairs or
maintenancewithinsevendaysafterreceiving the notice from Party B.
如果甲方未能在規(guī)定時(shí)間內(nèi)修理，乙方可以自行請人維修，維修的費(fèi)用由甲方承擔(dān)，乙方可以從應(yīng)支付給甲方的房租中扣除。租賃期內(nèi)，甲方需提前收回該房屋的，應(yīng)提前30日通知乙方，將已收取的租金余額退還乙方并按月租金的_____%支付乙方違約金。 Party B must pay the deficiencywithinseven (7) days of the receipt of a demand from Party A.
第五條：其它費(fèi)用OtherCharges：
乙方承擔(dān)在租賃期內(nèi)所用的水、電、煤氣、寬帶、有線電視，管理公司每月按實(shí)際耗用量結(jié)算，乙方按單繳付，同時(shí)乙方承擔(dān)_________________、________________。如因賬期原因，乙方承擔(dān)的全部水，電，煤氣費(fèi)和中央空調(diào)費(fèi)等雜費(fèi)及電話費(fèi)無法在柒日內(nèi)付清，甲方有權(quán)保留部分押金并在上述項(xiàng)目付清后返回剩余押金給乙方，但保留的押金部分不因超過上一賬期應(yīng)付額的二倍。甲方收到押金后，向乙方開具收據(jù)。

租期屆滿，甲方有權(quán)收回出租房屋及全部家俱、電器，乙方亦應(yīng)如期交還（附件1）；乙方如要求續(xù)租，則享有優(yōu)先續(xù)租權(quán)，但必須在本租約固定期滿前二個(gè)月向甲方提出書面申請，租金雙方另行協(xié)商；如乙方不再續(xù)租，甲方有權(quán)向新租客展示該房。若該物業(yè)產(chǎn)權(quán)證上所有權(quán)人的名稱與此合同中甲方名稱不一致。
