【正文】 ：計算機科學與技術(shù)計本 17班 學生姓名： 李爽 指導教師： 杜少華 密級：內(nèi)部 小區(qū)物業(yè)管理系統(tǒng)的設(shè)計與實現(xiàn) The Design and Implementation of Residential Property Management System 系別名稱： 信息工程系 專業(yè)班級：計算機科學與技術(shù)計本 17班 學生姓名： 李爽 學 號： 05086026 指導教師： 杜少華 沈陽師范大學學士學位論文 摘要 I 摘 要 本文論述了物業(yè)管理信息系統(tǒng) 的開發(fā)過程。分析了國 內(nèi) 物業(yè)管理信息系統(tǒng)的發(fā)展和使用現(xiàn)狀，指出了現(xiàn)階段存在的問題，闡述了物業(yè)管理信息化的必要性。從業(yè)務(wù)需求出發(fā)，建立了 小區(qū) 物業(yè)管理系統(tǒng)的功能模型和實現(xiàn)方案。進行需求分析，建立了該系統(tǒng)的概念結(jié)構(gòu)。在此基礎(chǔ)上，提出系統(tǒng)設(shè)計原則和設(shè)計方法，建立了功能結(jié)構(gòu)圖。從需求分析、系統(tǒng)分析、系統(tǒng)設(shè)計、系統(tǒng)實施及交付使用等環(huán)節(jié)，在工作程序和方法上進行了科學規(guī)范，保證了系統(tǒng)的順利開發(fā) ， 為強化物業(yè)管理機制、完善管理制度和提高工作效率提供了有力的支持。 隨著電腦的普及，傳統(tǒng)的物業(yè)管理已越來越不能滿足當代物業(yè)管理的需要， 故針對現(xiàn)代社會對小區(qū)管理的基本要求，利用所學 JSP 技術(shù)作為前臺開發(fā)工具， SQL Server 作為后臺數(shù)據(jù)庫，設(shè)計了本系統(tǒng)。本系統(tǒng)是對現(xiàn)代的小區(qū)物業(yè)管理進行模擬，實現(xiàn)了對人員的管理、小區(qū)內(nèi)基本信息的管理與物業(yè)信息的維護。其中人員信息管理實現(xiàn)了對小區(qū)內(nèi)的住戶與工作人員的操作。小區(qū)內(nèi)基本信息的管理實現(xiàn)了對樓房、停車場與設(shè)施信息的操作。物業(yè)信息的維護實現(xiàn)了住戶投訴信息、住戶報修信息、物業(yè)維修信息及收費情況的管理。 物業(yè)管理系統(tǒng)是現(xiàn)代居住小區(qū)不可缺少的一部分。一個好的物業(yè)管理系統(tǒng)可以提升小區(qū)的管理水平，使小區(qū)的日常管 理更加方便。將計算機的強大功能與現(xiàn)代的管理思想相結(jié)合，建立現(xiàn)代的智能小區(qū)是物業(yè)管理發(fā)展的方向。 關(guān)鍵詞 管理系統(tǒng)， SQL Server 數(shù)據(jù)庫， JSP 技術(shù) 沈陽師范大學學士學位論文 Abstract II Abstract This text discussed the development process of the residential property management information system. Analyzing the local residential property manages the development and the usage present conditions of the information system, pointing out the problem that present stage exist, elaborating that the residential property manages the informationbased necessity. Set out from the business need, build up the residential property to manage the function model of the system and carry out the project. Carry on the need analysis。 build up the concept structure of that system. On this foundation, put forward the system design principle and design the method, build up the function structure diagram. Analytical from the need, the system is analytical, system design, the system carries out and consigns to use etc. At work the procedure and methods went forward to go science norm, guaranteeing the smooth development of the system, managing the mechanism, perfect management system and raising the work efficiency to provide the emollient support for the fortifier industry. Along with the universality of the puter, the traditional residential property management has already can’ t satisfy the demand of the contemporary thing industry management less and less, so aim at the modern society to the basic request that small area manage, make use of the technique of JSP learn to be the stage development tool, the SQL Server is the backstage database, designing this system. This system is the management of the basic information inside the management to the residential property management of the modern carries on the emulation, carrying out to the personnel, small area and the maintenance of the thing industry information. Among them personnel the information management carried out to the operation of the inhabitant and the staff member in the small area. The management of basic information inside the small area carried out to the operation of the severalstoried building, parking lot and the facilities information. The maintenance of the thing industry information carries out the inhabitant to throw to tell the information, inhabitant report to fix the management that the information, the thing industry maintains the information and charges circumstance. The residential property system is a part that the modern lives the small area indispensability. A good thing industry management system can promote the management level of the small area, making the usual management of the small area more convenient. Combine together the strong function of the calculator and the management thought of the moderns, the intelligence small area of the establishment modern is the direction that the thing ind ustry manages the development.
