【正文】 海 南 大 學(xué)畢 業(yè) 論 文（設(shè)計）題 目：基于spss的?？谑迤陂g住房消費(fèi)需求分析與預(yù)測 學(xué) 號：B0724055 姓 名：**** 年 級：2007級 學(xué) 院：政治與公共管理學(xué)院 系 別：土地資源管理系 專 業(yè)：土地資源管理專業(yè) 指導(dǎo)教師：****** 完成日期：2011 年 4 月 28 日 摘 要當(dāng)今社會，隨著經(jīng)濟(jì)的高速發(fā)展，人們生活水平日益提高，對住房的需求也越來越多樣化。?？谑凶鳛橹袊鵁釒糜味燃俪鞘?，在住房需求方面有其特殊性，?？诘淖》啃枨蟪吮緧u居民需求之外，還有島外人士旅游度假需求，近年來，海口樓市急劇升溫，投資者投資置業(yè)需求旺盛，因此，?？谑凶》啃枨笙鄬Ρ容^復(fù)雜，然而，目前國內(nèi)關(guān)于這方面的研究尚少。本文研究的是住房消費(fèi)需求，住房消費(fèi)需求即以居住為主要目的的需求。?？跇鞘袕?9年開始升溫，投資需求逐漸顯現(xiàn)，本文在選取相關(guān)數(shù)據(jù)方面選取了1998—2008年的數(shù)據(jù)，有效降低了投資需求的干擾，其間住房需求可看作是住房消費(fèi)性需求。當(dāng)前我國一般以住房建筑面積需求數(shù)量作為住房需求指標(biāo)。住房銷售量也就是需求量,在此我們運(yùn)用統(tǒng)計資料的住房銷售量作為住房需求。本文旨在預(yù)測?？谑性谑迤陂g住房消費(fèi)需求量，以便政府在國際旅游島的宏觀建設(shè)背景下開展適度規(guī)模的保障性住房建設(shè)，以及為有關(guān)部門規(guī)范?？诜康禺a(chǎn)市場，進(jìn)行科學(xué)決策提供基礎(chǔ)依據(jù)。本文采用了定性研究和定量研究相結(jié)合的研究方法，基于spss軟件，運(yùn)用了多元線性回歸分析方法。關(guān)鍵詞：?？冢蛔》肯M(fèi)需求；住房消費(fèi)需求分析；住房消費(fèi)需求預(yù)測 AbstractIn today39。s society, with the high speed development of economy, people39。s standard of living increased, the demand for homes also more and more diverse. Haikou tourism resort city as China tropical in housing demand has its particularity, the housing needs of haikou except the island residents who demand, but also the island tourist vacation needs, in recent years, haikou property market, investors sharp increase in demand for home buyers, therefore, haikou city housing demand is relatively plicated, however, the current domestic about the research of this aspect is still less. This paper is the housing consumption demand, housing consumption demand for the main purpose is to live the demand. Haikou housing market turned up from 2009, the investment demand appears gradually, the paper in selecting related data were selected 1998 the 2008 data, to reduce the investment demand, meanwhile housing needs of interference can be as housing consumer demand. Current general with housing construction area requirement quantities as housing demand indicators. Housing sales is also, in which we demand for housing sales using statistical data as housing needs. This paper aims to predict in haikou 1025 period, so the government housing consumption demand in international tourism under the macroscopic construction background island in moderate scale, and the construction of affordable housing for the related departments to regulate haikou real estate market, provide the basis for scientific decision basis.
