房地產(chǎn)可信性研究分析技術(shù)經(jīng)濟(jì)評(píng)價(jià)作者:日期: 摘 要 房地產(chǎn)開(kāi)發(fā)是一項(xiàng)綜合性經(jīng)濟(jì)活動(dòng),有投入金額巨大,周期性較長(zhǎng),投資收益率高,項(xiàng)目風(fēng)險(xiǎn)偏大,產(chǎn)品附加價(jià)值高,產(chǎn)業(yè)關(guān)聯(lián)性強(qiáng)等特點(diǎn)。因此,為了使投資決策更為科學(xué)合理,并檢驗(yàn)是否達(dá)到項(xiàng)目預(yù)期經(jīng)濟(jì)效果,可行性研究工作便顯得必不可少。 東湖之濱項(xiàng)目位于武漢武昌核心區(qū),交通便捷,商區(qū)云集,屬于武漢市政府重點(diǎn)開(kāi)發(fā)地段之一。本文基于武漢市總體規(guī)劃和對(duì)未來(lái)的預(yù)測(cè),通過(guò)對(duì)武昌核心區(qū)的一宗國(guó)有拍賣(mài)地塊的開(kāi)發(fā)經(jīng)營(yíng),通過(guò)對(duì)而開(kāi)展項(xiàng)目所在地周邊環(huán)境及目前市場(chǎng)狀況分析,并在研究周邊主要同類(lèi)競(jìng)爭(zhēng)項(xiàng)目后,挖掘自身優(yōu)勢(shì),提出了項(xiàng)目的可行性與開(kāi)發(fā)經(jīng)營(yíng)策劃的初步意見(jiàn)。依據(jù)本文的規(guī)劃方案,項(xiàng)目總建筑面積10980平方米。通過(guò)對(duì)項(xiàng)目進(jìn)行了經(jīng)濟(jì)技術(shù)評(píng)價(jià)和敏感性分析,%,因此項(xiàng)目在經(jīng)濟(jì)上具有可行性。 結(jié)合目前房地產(chǎn)可行性研究分析的相關(guān)理論,說(shuō)明了房地產(chǎn)項(xiàng)目可行性研究的一般流程,它可以幫我們做到清晰市場(chǎng)定位、合理技術(shù)安排、準(zhǔn)確預(yù)算資金,加快企業(yè)資金利用對(duì)于我們?cè)诜康禺a(chǎn)開(kāi)發(fā)過(guò)程中避免決策的盲目性。最后通過(guò)分析得到的項(xiàng)目的財(cái)務(wù)經(jīng)濟(jì)指標(biāo),并預(yù)測(cè)本項(xiàng)目的不確定性和風(fēng)險(xiǎn)性,為投資方案提出意見(jiàn)和建議。關(guān)鍵詞:房地產(chǎn) 武漢武昌核心區(qū) 可信性研究分析 技術(shù)經(jīng)濟(jì)評(píng)價(jià) Abstract Real estate development is a prehensive economic activity,There are a huge amount of investment,Periodic longer,Investment ine rate,Project risk is too large, highvalueadded products, industry association and other characteristics.
