Shanghai New World Property Management Company Limited Director amp。 General Manager 9 PART 2 FITTINGOUT GUIDE PART 2 FITTINGOUT GUIDE 10 Handingover of Premises Upon pletion of the signing of Assignment and payment of management fees, a notification letter of premises takingover and requirement of premises takingover will be issued by the Developer39。s leasing sector. Keys of the premises are then allocated by the Hong Kong New World Management Office on production of leasing sector notification letter at a specific date which shall be notified in writing by the Registered Owner / Tenant under normal circumstances. An official pany seal / chop must be brought in while taking over the premises. On receipt of the keys, you will be acpanied by our management staff to inspect on the condition of the provided fixture and fittings, which are ready to be taken over in the premises. Subject to the provision of the Deed of Mutual Covenant and Management Agreement, owners / tenants are responsible for the up keeping, including maintenance and repair, of all the items handed over. If you appoint your agent or representative to take over the premises, an authorization letter must be presented to the Management Office. Fittingout Works by Owner / Tenant The owners / tenants are responsible at their own expenses for all fittingout words, including alterations or additions to the Developer’s provided fittings or fixtures, within the premises. These owners / tenants are advised to appoint a professional designer for the design and construction of the premises, if necessary, to prepare plans and drawings for submission to the Management Office for approval as soon as possible. All the alteration of construction concerning the Electricity Engineering will be arranged by the contractor nominated by the Developer while the additional charges will be at tenants39。 expenses. Fittingout works, including the removal of any Developer fixtures or fittings, should NOT be carried out before approval is obtained from the Management Office. Approval of Fittingout Plans Owners / Tenants must submit the fittingout plans to the Management Office for written approval prior to the mencement of any fittingout works. The following plans are generally required depending on the extent of alteration / additional works.
