【正文】 the expiration date of the Initial Term or any Extension Period of this Agreement. The notice issued by Party A to Party B shall include the amount of the Rent for the Extension Period. In the event that Party B fails to respond in writing to Party A?s notice on renewal option Six (6) months prior to expiration of the Initial Term or applicable Extension Term, Party A shall send the second notice for renewal option to Party B. Party B shall notify Party A in writing whether it will exercise its option of renewal at least Three (3) months prior to the expiration date of the Initial Term or any applicable Extension Period of this Agreement. In the event that Party B fails to provide Party A with the local taxation registration documentation within the timelimit requested by the aforementioned service suppliers, Party A shall not be considered as a breach of this Agreement since it fails to apply to the aforementioned service suppliers for an separate account on behalf of Party B within the timelimit stipulated in this section, however, Party A shall apply to the aforementioned service suppliers to open an separate account on behalf of Party B within a reasonable timelimit upon receiving the said taxation registration documentations provided by Party B. Starting from the said account open day to the expiration of Term, Party B shall bear all the charges incurred due to the use of electricity, water and gas within the Leased Area and pay directly to the relevant electricity, water and gas suppliers. 若由于甲方原因, 甲方未能 按本條第 1 款的約定 為乙方在供電、 供 水及 燃 氣經(jīng)營(yíng)機(jī)構(gòu)申請(qǐng) 到單獨(dú) 立戶 ,且前述公用設(shè)施經(jīng)營(yíng)機(jī)構(gòu)亦不允許乙方將水費(fèi)、電費(fèi)和燃?xì)赓M(fèi)用直接向前述公用設(shè)施經(jīng)營(yíng)機(jī)構(gòu)支付的,則乙方應(yīng)將其在租用面積內(nèi)的 水 (含空調(diào)用水 )、電 (含空調(diào)用電 )、燃?xì)赓M(fèi) 按其實(shí)際用量向 甲方支付,甲方至遲應(yīng)在乙方向甲方支付前述水費(fèi)、電費(fèi)和燃?xì)赓M(fèi)用前一 (1)個(gè)工作日向乙方提供金額與乙方應(yīng)支付的水費(fèi)、電費(fèi)、燃?xì)赓M(fèi)金額相同的增值稅發(fā)票。在此情形下,甲方應(yīng)向乙方提供金額與乙方實(shí)際支付的水費(fèi)、電費(fèi)、燃?xì)赓M(fèi)金額相同的普通發(fā)票。 In the event that Party A fails to provide Party B with the VAT invoices for the electricity, water and gas fees, Party B is entitled to deduct in advance the Tax Loss Party B may suffer due to Party A?s failure of providing the aforementioned VAT invoices. Further, Party B shall then pay the remainder of the electricity, water and gas fees to Party A. The aforementioned Tax Loss shall calculate as follows: amount of Rent without Party A?s VAT invoice times VAT tax rate. In such case, Party A shall provide Party B with mon invoices with the amount equal to the electricity fee, water fee and gas fee. In the event that Party A fails to provide the mon invoices for the electricity fee, water fee and gas fee, Party B is entitled to deduct in advance the Tax Loss it may suffer due to Party A?s failure of providing the aforementioned mon invoices. Further, Party B shall then pay the remainder of the electricity, water and gas fees to Party A.
