Party B shall ensure that the relevant laws and regulations of national or Beijing government as well as the property management provisions shall, to the extent that they govern Party B’s occupancy and use of the premises, be observed during use of the premises. During the lease term, both parties shall ensure that the premises and its 5 contents, equipment and facilities are in usable and safe condition. Regarding normal wear and tear of the premises and its contents, equipment and facilities, Party B shall promptly notify Party A for repair and maintenance. Party A shall mence repair and maintenance within 2 days after receipt of Party B’s notice. If Party A failed to do so, Party B can repair and maintain for Party A and, to the extent lawful and reasonable, the expenses shall be borne by Party A. Party A should reduce the rent or extend the lease term because of maintenance affecting the use of the premises. Party B shall provide legitimate use to the housing in accordance with this contract and shall not change nature of use or housing construction or store dangerous goods in the premises. If the premises and its contents, equipment and facilities are damaged due to Party B’s improper keeping or unreasonable usage, Party B shall be responsible for repair and maintenance and shall be liable for pensation. For the matters belong to the scope of maintenance responsibility of Party A, Party A shall bear the liability in the event that Party A fails to perform the maintenance obligations and leads to personal and property damage of Party B or interferes with the use of the premises by Party B. Article 7: Subletting Without Party A’s written consent, Party B shall not sublet part or all of the premises under this contract. In the case that Party B sublets the premises after obtaining Party A’s written consent, the right of subletting lessee shall not exceed the right Party B has under this contract, and Party B shall bear joint liability with Party A on subletting lessee’s behavior. If Party A decides to lease the Inside of West Side, Party B has priority to obtain the leasehold under the same conditions. Rental prices should be settled through negotiation by Party A and Party B in accordance with market price of the time. If Party A leases the Inside of West Side to a third party at a price higher than market price, it shall not affect Party B’s various rights stipulated in this contract. 6 Article 8: Termination of Contract The parties may terminate this contract by reaching a written agreement through negotiation. This contract will be terminated due to the occurrence of any force majeure events resulting in both parties not performing it.
