【正文】 房地產(chǎn)價(jià)格的基本構(gòu)成有以下五點(diǎn)：（1）土地價(jià)格和使用費(fèi)，也就是土地的所有權(quán)轉(zhuǎn)讓或者使用權(quán)出讓的貨幣價(jià)格。北京作為我國(guó)首都，吸引了很多消費(fèi)者、技術(shù)人才以及投資商，更加推動(dòng)了北京的經(jīng)濟(jì)發(fā)展，那么北京的房地產(chǎn)價(jià)格又有哪些問(wèn)題，其影響因素又有哪些，該如何解決呢？本課題就這些問(wèn)題展開(kāi)了深入研究，主要運(yùn)用問(wèn)卷調(diào)查法結(jié)合文獻(xiàn)資料法確定北京市房地產(chǎn)價(jià)格的影響因素，再將問(wèn)卷結(jié)果匯總發(fā)現(xiàn)北京市房?jī)r(jià)目前的問(wèn)題，最后提出解決建議。人們想要買房，先要決定在什么位置購(gòu)買房地產(chǎn)能滿足自己的需求，再選擇自己喜歡的房型，決定要買哪一戶房子后還要看看房地產(chǎn)的價(jià)格自己是否能夠接受，而且說(shuō)不定還會(huì)被別的競(jìng)爭(zhēng)者搶購(gòu)，畢竟房地產(chǎn)資源有限，還有的地區(qū)的房地產(chǎn)因?yàn)楦鞣N原因呈空置狀態(tài)。 Questionnaire。s livelihood, and its important status, and Beijing as the center of economic development, Beijing City real estate market is the priority among priorities of the market economy.
