【正文】 Community Service LLC, obtaining the usufruct of the house. Party A is responsible for having legitimate usufruct and leasehold of the house. In the event that a third party is engaged, Party A is obliged to take up the matter and take responsibility. And Party A should be liable for any loss of Party B arising therefrom. Party B has right to terminate this contract under Article 9 hereof if losing legitimate usufruct and leasehold of the house therefrom. 2 Article 2: Lease Purpose Usage of Leasing: Business (Office and Retail). Party A shall ensure the house can be used for business purpose and provide full assistance to Party B for obtaining related licenses required for business operation. In the event that Party B can not obtain business licenses and operate business because of Party A, Party B shall have right to terminate the contract under Article 9 of this contract. Party B shall use the leased house for business operation and apply for business licenses, subject to the statutory conditions for foreign business and to fulfill the statutory procedures. In the event that Party B can not obtaining business licenses and operate business because of itself, Party B shall bear the resulting loss and Party A shall not have responsibility for it. As Party A and Party B share the same access, both parties agrees that Party B holds the only key to the gate. Party A shall only work in or access to the room during Party B’s working hours (from 10:00am to 5:00pm). If Party A do have business needs during its working hours, Party B shall open the gate on time. Article 3: Lease Term The lease term will be from 202131 (yearmonthdate) (mencement date) to 202131 (yearmonthdate) (expiration date), in total 3 years. On the mencement date/expiration date, the delivery shall be deemed as pletely accepted after Party A and Party B settle associated cost, cleanup related items, handover the house key and both confirm and sign. (See Annex I for Housing Delivery List). Upon expiry of the contract, Party B shall return the premises and its subsidiary goods, equipment and facilities according to its original condition except for normal wear and tear, and remove all the items belong to Party B. If any item remains in the house, it should be regarded as Party B give up its ownership and Party A has right to dispose it at will. Under consent of Party A, Party B may add equipment to the house. 3 Upon expiry of the contract, Party B shall remove the additional equipment and ensure that it does not affect the good condition of housing and its normal use. If fixed equipment cannot be removed or its disassembly would damage house structure, Party A and Party B shall deal with the corresponding equipment with discount under negotiation. If any party decides not to renew the contract, it should notify the other party with a written notification within 90 days before the expiry of the contract.
