機(jī)構(gòu)實(shí)際勘測的誤差而造成建筑面積增減的，預(yù)售合同約定的轉(zhuǎn)讓總價(jià)格不變。暫測面積與交付時(shí)實(shí)測面積不一致，按《上海市房地產(chǎn)轉(zhuǎn)讓辦法》第四十四條規(guī)定處理。五、預(yù)售的商品房是房地產(chǎn)開發(fā)企業(yè)正在建設(shè)中的房屋（或已建成但未經(jīng)初始登記的房屋），該房屋的面積、交房日期質(zhì)量等方面都存在著不確定因素。預(yù)售許可證真實(shí)性、合法性及該商品房屋是否存在重復(fù)預(yù)售和被司法機(jī)關(guān)查封等權(quán)利轉(zhuǎn)移受限制的情況，購房人可向該商品房屋所在地的區(qū)縣房地產(chǎn)交易中心查閱。This
