【正文】 南京工業(yè)大學(xué)畢業(yè)設(shè)計(論文) I “天元吉第”小區(qū)項目策劃與可行性分析報告 摘 要 自 20xx年以來,中國房地產(chǎn)市場一直受國家宏觀政策調(diào)控的影響,特別是眼下的 20xx年召開的十二五規(guī)劃中,中央政府明確表示要遏制房地產(chǎn)市場過熱的現(xiàn)象。在過去的幾年中我國房地產(chǎn)高速成長,并一直保持為國民經(jīng)濟支柱產(chǎn)業(yè)。房地產(chǎn)開發(fā)在這一新的情況下若要求得繼續(xù)長久平穩(wěn)地發(fā)展,須進行科學(xué)改進,不要盲目追求暴利收入。房地產(chǎn)開發(fā)行業(yè)本身具備高投入、高回報、高風(fēng)險這三大特點,因此投資須謹(jǐn)慎。企業(yè)在開發(fā)房地產(chǎn)都時候因為行業(yè)的特殊性質(zhì)需要在前期做大量的分析,其中包括市場調(diào)查、 市場研究及分析、項目建設(shè)開發(fā)計劃、項目財務(wù)分析、項目風(fēng)險及不確定性分析。這需要大量的理論支持和實踐經(jīng)驗,因此成為行業(yè)內(nèi)的熱門問題。 本文在參考大量文獻(xiàn)和相關(guān)資料的前提下,依據(jù)科學(xué)的分析方法和理論分析廣漢市新豐鎮(zhèn)天元吉第住宅小區(qū)這一房地產(chǎn)開發(fā)項目,并通過綜合的分析最后得出可行性分析結(jié)論。 關(guān)鍵詞 : 房地產(chǎn)開發(fā) 可行性分析 項目風(fēng)險 南京工業(yè)大學(xué)畢業(yè)設(shè)計(論文) II Heaven Yuanji first munity project planning and feasibility analysis Abstract Since from 20xx, Chinese real estate market has been affected by the national macroeconomic policy, especially the influence of present at the 20xx 1025 planning, the central government made it clear to contain property market overheating phenomenon.
