【正文】 我國商業(yè)銀行個人住房抵押貸款風險防范研究天津外國語大學濱海外事學院經(jīng)濟系畢 業(yè) 論 文 題目 我國商業(yè)銀行個人住房抵押貸款風險防范研究作 者 許瑋瑋 學 號 070664016 專 業(yè) 金融學 班 級 070403 指導教師 賈佳 完成日期 2011年4月 中文摘要自20世紀90年代以來,我國房地產(chǎn)市場逐步發(fā)展并迅速壯大,已逐漸成為推動各地區(qū)乃至整個國民經(jīng)濟增長的重要力量。自從1998年國家取消福利分房以后,我國個人住房抵押貸款逐漸發(fā)展起來,同時,由于個人住房抵押貸款風險低,收益時間長,社會效益明顯等特點,個人住房抵押貸款被商業(yè)銀行看作是一項優(yōu)質(zhì)信貸業(yè)務,并已成為我國商業(yè)銀行業(yè)務中的重要項目。但是個人住房抵押貸款在我國的發(fā)展歷史較短,在制度和操作中仍有很多尚待完善的地方。隨著個人住房抵押貸款的快速發(fā)展,不良貸款率也呈上升趨勢,我國商業(yè)銀行在個人住房抵押貸款業(yè)務中面臨了不少風險,因此,需要對個人住房抵押貸款的風險進行客觀的認識和分析,尋求控制風險的措施和相應對策,才能確保該市場的健康穩(wěn)健發(fā)展。本文首先闡述了個人住房抵押貸款的含義、貸款流程與個人住房抵押貸款在我國商業(yè)銀行中的地位以及現(xiàn)狀,然后對我國商業(yè)銀行在個人住房抵押貸款業(yè)務中面臨的風險,以及結(jié)合各國商業(yè)銀行住房抵押貸款風險防范的經(jīng)驗教訓進行分析,最后針對以上分析的各種風險提出了相關的建議與對策。關鍵詞:商業(yè)銀行;個人住房抵押貸款;信用風險;利率風險;風險防范ABSTRACTSince 20th century, 1990s, Chinese real estate market has developed and expanded rapidly, and gradually being an important force of our country’s economic growth. In 1998, our country stopped the welfare housing distribution, and the individual housing mortgage loan developed gradually. At the same time, due to the lowrisk, large profit and significant social benefit feature of the individual housing mortgage loan, the individual housing mortgage loan was considered as a good credit, and has bee an important credit. But as the history of the individual housing mortgage loan of our country is not very long, so there are many problems to be settled, such as the system and the operation. With the rapid development of the individual housing mortgage loan, the nonperforming loan ratio on the rise, and the mercial banks confront with a lot of risk, therefore, the mercial banks should learn and analyze the risk in objective perspective as well as seek measures to control the problem in order to ensure the healthy development of the market. Firstly, the paper describes the meaning of individual housing mortgage loan, the loan process, the role play in mercial banks and its status. Then analyze the risk of personal housing mortgage loan in mercial banks and bined with various risks in several counties.
