Part II through parative analysis, and other methods of data analysis an analysis of the existing problems, causes of order problems.Third part is derived from analysis of solution, so as to properly resolve existing problems. Finally, the solution at the same time, make remendations promoting urban munity development, aimed at the original basis to further enhance the institutionalization of urban property management, and better serve property owners provide services, promote the development of property management in urban munities.Key words: urban munity。這些問(wèn)題的產(chǎn)生和城市物業(yè)管理行業(yè)的發(fā)展的現(xiàn)狀有著的必然的關(guān)系。從政策法規(guī)的不健全到物業(yè)公司與業(yè)主在管理細(xì)節(jié)上的矛盾,從開(kāi)發(fā)商遺留的房屋修繕到物業(yè)管理費(fèi)用收繳,種種問(wèn)題困擾著物業(yè)公司的發(fā)展。而在與物業(yè)公司的溝通上存在問(wèn)題的比率只占到9%,是五中常見(jiàn)矛盾中最少的。二是物業(yè)管理行業(yè)體制不完善,物業(yè)公司征收費(fèi)用的標(biāo)準(zhǔn)不一,到業(yè)主的認(rèn)可。物業(yè)行業(yè)發(fā)展的不完善還體現(xiàn)在行業(yè)的競(jìng)爭(zhēng)沒(méi)有形成一個(gè)良好的循環(huán)機(jī)制,在沒(méi)有經(jīng)歷新一輪物業(yè)行業(yè)洗牌的前提下,物業(yè)行業(yè)需要在發(fā)展業(yè)務(wù)的同時(shí)提升自己的服務(wù)。由于業(yè)主的年齡階段、受教育程度、原來(lái)的居住環(huán)境、生活習(xí)慣等的不同,使得業(yè)主的素質(zhì)良莠不齊,在面對(duì)同一事件時(shí)的反應(yīng)也就不同,在面對(duì)問(wèn)題時(shí)的思維方式與解決方式也就不同。在物業(yè)管理?xiàng)l例的完善中要充分考慮物業(yè)公司與業(yè)主雙方的意見(jiàn),在關(guān)鍵問(wèn)題上是雙方達(dá)成一致,在充分保障業(yè)主權(quán)利、規(guī)范物業(yè)公司行為的同時(shí)促進(jìn)物業(yè)行業(yè)的發(fā)展。物業(yè)管理的前期介入可以避免很多問(wèn)題的發(fā)生,在物業(yè)管理中尤為重要。提升物業(yè)管理服務(wù)質(zhì)量不僅要靠物業(yè)公司的制度,也要靠不斷提高從業(yè)者的自身素質(zhì)開(kāi)始,同時(shí)提高從業(yè)者的專業(yè)化水平,依靠科學(xué)系統(tǒng)的體系制度和高素質(zhì)高學(xué)歷的從業(yè)者相結(jié)合,從而提高物業(yè)服務(wù)的質(zhì)量。通過(guò)人性化管理可以推動(dòng)社區(qū)的和諧,促進(jìn)社區(qū)居民之間和睦共處,促進(jìn)業(yè)主與物業(yè)公司之間良好的互動(dòng),減少社區(qū)中很多問(wèn)題的發(fā)生,從而促進(jìn)社區(qū)整體的和諧發(fā)展。城市社區(qū)物業(yè)管理存在的問(wèn)題及對(duì)策研究,從制度、方法等方面詳細(xì)的分析了物業(yè)管理存行業(yè)在的問(wèn)題,針對(duì)四個(gè)問(wèn)題做了詳盡的分析,并給出了相應(yīng)的解決方案。感謝學(xué)校對(duì)我的培育,是我學(xué)到知識(shí)技能的同時(shí)更學(xué)會(huì)了做人得道理,謝謝。同時(shí),張老師在我實(shí)習(xí)的過(guò)程中也給與了我很多實(shí)習(xí)的指導(dǎo),對(duì)我實(shí)習(xí)中的工作和生活給予了很多的關(guān)心。通過(guò)舉辦這些活動(dòng)在豐富社區(qū)居民生活的同時(shí),提高了社區(qū)物業(yè)管理服務(wù)的質(zhì)量,同時(shí)提升了物業(yè)公司在業(yè)主心中的認(rèn)可度,增強(qiáng)社區(qū)居民的鄰里關(guān)系。物業(yè)管理?xiàng)l例的制定要符合相關(guān)的法律法規(guī),同時(shí)符合業(yè)主和物業(yè)公司雙方的利益。在面對(duì)欠繳、拒繳物業(yè)管理費(fèi)用的業(yè)主時(shí),既要講情講理,也要提高物業(yè)的整體服務(wù)質(zhì)量,同時(shí)采取必要手段。(三)做好物業(yè)的前期介入,保證物業(yè)質(zhì)量在諸多問(wèn)題中,關(guān)于房屋質(zhì)量和公共設(shè)施
