【正文】 onth (su day shall be automatically extended in case of an official holiday). In the event that the mencement Date does not fall on the first day of a month, or the ending date of the Term does not fall on the last day of a month, the rent for the first month or for the last month shall be calculated pro rata on a daily basis for the actual leasing day(s) in that month, and the rent of the first month shall be paid within Ten (10) days following the mencement Date. Further, Party B shall then pay the remainder of the electricity, water and gas fees to Party A.
