中國城鎮(zhèn)非住宅房地產(chǎn)投資與相關行業(yè)固定資產(chǎn)投資關系實證研究張東 第一作者:張東,男,中南財經(jīng)政法大學金融學院副院長、房地產(chǎn)研究所教授、博士生導師,主要研究方向為房地產(chǎn)金融與投資、房地產(chǎn)經(jīng)濟、城市基礎設施投融資,郵箱kmzhangdong@. 葉本圣2 吳波3(1.中南財經(jīng)政法大學房地產(chǎn)研究所,湖北武漢430074)(2.中南財經(jīng)政法大學房地產(chǎn)研究所,湖北武漢430074)(3.中南財經(jīng)政法大學房地產(chǎn)研究所,湖北武漢430074)摘要:寫字樓、商鋪、酒店等非住宅房地產(chǎn)不僅與住宅具有緊密的內(nèi)在聯(lián)系,而且與諸多行業(yè)具有緊密的關聯(lián)性,非住宅房地產(chǎn)投資不僅要考慮住宅投資的因素,也要考慮各相關行業(yè)固定資產(chǎn)投資的因素。顯然,揭示非住宅房地產(chǎn)投資與相關行業(yè)固定資產(chǎn)投資的相關性,有利于非住宅房地產(chǎn)投資決策與調(diào)控的科學化。國內(nèi)外有關非住宅房地產(chǎn)投資的文獻主要從商業(yè)地產(chǎn)角度展開,其它較多的是從區(qū)位理論的角度,通過分析房地產(chǎn)開發(fā)投資環(huán)境而展開;另外國內(nèi)研究非住宅房地產(chǎn)投資的文獻不多,專門針對非住宅房地產(chǎn)投資與相關行業(yè)固定資產(chǎn)投資相關性的實證研究文選更少見。本文試圖依據(jù)非住宅房地產(chǎn)運行的行業(yè)關聯(lián)性理論,建立非住宅房地產(chǎn)投資與若干行業(yè)固定資產(chǎn)投資存在顯著相關關系的假設,并通過選擇反映非住宅房地產(chǎn)投資及相關行業(yè)固定資產(chǎn)投資的指標,以中國國家和各地方統(tǒng)計局數(shù)據(jù)庫有關數(shù)據(jù)為樣本區(qū)間,運用相關數(shù)理模型,對這一假設進行計量實證研究。在此基礎上,根據(jù)實證結(jié)果,并結(jié)合實際,提出有利于提高中國城鎮(zhèn)非住宅房地產(chǎn)投資決策及其調(diào)控科學化的建議。 關鍵詞:非住宅房地產(chǎn)投資;相關行業(yè)固定資產(chǎn)投資;相關性The positive research on the relationship between the investment about nonresidential real estate in China urban and fixed assets in related industriesZHANG Dong1 YE Bensheng2 WU Bo3( institution of Real Estate,Zhongnan University of Economic and Law,Wuhan430074,China)(2.
