【正文】 摘 要 住宅設(shè)計領(lǐng)域已經(jīng)進(jìn)入新的活躍期，隨著新建住宅數(shù)量的增加，住宅原有的設(shè)計上的不足也成為后期住宅設(shè)計需要改進(jìn)的問題，如住宅小區(qū)的停車和人車分流問題；老年人社區(qū)和殘疾人的無障礙設(shè)施；安全防范和智能化管理問題等，有些是設(shè)計師能在具體設(shè)計時解決的問題，有些則涉及到住宅成本技術(shù)的方方面面。這些問題的出現(xiàn)恰恰反映出我國的住宅需求和設(shè)計已向一個更高的層次發(fā)展，中國的住宅設(shè)計理論得到了豐富，并呈現(xiàn)出突破創(chuàng)新的局面。 由于住宅是使用年限很長的社會商品，人的一生幾乎有一半都在住宅中度過，因此住宅的設(shè)計水平直接關(guān)系到大 眾的身心健康，影響到社會的秩序和安寧。另外，隨著社會主義市場經(jīng)濟(jì)的不斷發(fā)展，住宅業(yè)也成為我國經(jīng)濟(jì)發(fā)展的重要支柱產(chǎn)業(yè)，直接拉動我國 GDP的增長。住宅小區(qū)的規(guī)劃設(shè)計影響住宅的“一生”，又是帶動住宅產(chǎn)業(yè)發(fā)展的龍頭，它的水平也在很大程度上帶動住宅產(chǎn)業(yè)和其中相關(guān)部門的發(fā)展。 越來越多的上市商品房讓廣大購房者對小區(qū)的環(huán)境規(guī)劃有更高要求，住宅小區(qū)向科學(xué)需求轉(zhuǎn)變。因此，如何更好建設(shè)住宅小區(qū)，營造高質(zhì)量的居住環(huán)境，以滿足廣大居民的需求，同時獲得良好的經(jīng)濟(jì)效益、社會效益、環(huán)境效益，促進(jìn)住宅產(chǎn)業(yè)更進(jìn)一步發(fā)展，成為一個有研究價值的 課題，也是本文將研究探討的方向。 關(guān)鍵詞： 住宅設(shè)計；細(xì)節(jié)設(shè)計；人性化住宅 Abstract The field of residential design has entered into a new active period. Residential use of a long length of social modity, human life cost almost half in residential, so design of the house and its quality is directly related to the public health, affect social order and peace. In addition, with the development of socialist market economy, the housing industry has bee an important pillar industry of economic development, driving GDP growth. Residential district planning and design of residential development, is to promote the development of housing industry, and it also drives the development level of the housing industry and the relevant departments in the very great degree. More and more listed mercial housing so that the majority of property buyers to the area of environmental planning have higher requirements, change the residential area to the scientific requirements. Therefore, how to better construction of residential district, to create a living environment of high quality residential, to meet the needs of the residents, and at the same time, obtain good economic benefits, social benefits, environmental benefits, the housing industry to promote the further development, bee a valuable research topic, also is the research direction.
