誠信申明本人申明:我所呈交的本科畢業(yè)設(shè)計(jì)(論文)是本人在導(dǎo)師指導(dǎo)下對四年專業(yè)知識而進(jìn)行的研究工作及全面的總結(jié)。盡我所知,除了文中特別加以標(biāo)注和致謝中所羅列的內(nèi)容以外,論文中創(chuàng)新處不包含其他人已經(jīng)發(fā)表或撰寫過的研究成果,也不包含為獲得北京化工大學(xué)北方學(xué)院或其它教育機(jī)構(gòu)的學(xué)位或證書而已經(jīng)使用過的材料。與我一同完成畢業(yè)設(shè)計(jì)(論文)的同學(xué)對本課題所做的任何貢獻(xiàn)均已在文中做了明確的說明并表示了謝意。若有不實(shí)之處,本人承擔(dān)一切相關(guān)責(zé)任。本人簽名: 年 月 日 區(qū)域型旅游房地產(chǎn)開發(fā)研究——以山東省為例譚宇淞旅管理專業(yè) 旅管1103班 學(xué)號 100430079指導(dǎo)教師 畢富利摘 要隨著社會經(jīng)濟(jì)的發(fā)展,人們生活水平的提高和生活方式及消費(fèi)觀念的改變,旅游業(yè)已經(jīng)成為我國經(jīng)濟(jì)發(fā)展的一大支柱產(chǎn)業(yè),以旅游商務(wù)酒店、旅游度假區(qū)、主題公園等為代表的旅游房地產(chǎn)的持續(xù)火爆,標(biāo)志著旅游房地產(chǎn)進(jìn)入了新的發(fā)展階段。 旅游房地產(chǎn)是房地產(chǎn)業(yè)和旅游業(yè)相互結(jié)合所衍生出來的新興行業(yè),是旅游業(yè)利潤的“擴(kuò)大點(diǎn)”,也是房地產(chǎn)業(yè)的新“增加點(diǎn)”,具有附加值高、關(guān)聯(lián)性強(qiáng)等特點(diǎn),發(fā)展?jié)摿^大,而目前我國旅游房地產(chǎn)理論研究不叫薄弱,加之金融危機(jī)的影響,房地產(chǎn)業(yè)發(fā)展面臨著較大壓力與挑戰(zhàn),深入開展旅游房地產(chǎn)研究具有重要的理論和現(xiàn)實(shí)意義。 在旅游房地產(chǎn)項(xiàng)目開展如火如荼的同時(shí),理論界對旅游房地產(chǎn)的概念、開發(fā)模式、出現(xiàn)問題及對策、動(dòng)力機(jī)制、可行性與制約性以及開發(fā)前景等方面也進(jìn)行了大量的理論探索。但旅游房地產(chǎn)是今年出現(xiàn)的新生事物,加之旅游房地產(chǎn)具有獨(dú)特的地域性特征,文章以區(qū)域經(jīng)濟(jì)學(xué)、旅游地理學(xué)、房地產(chǎn)學(xué)、系統(tǒng)論等學(xué)科理論為基礎(chǔ),針對理論界對旅游房地產(chǎn)研究上存在的不足和對旅游房地產(chǎn)認(rèn)識的不統(tǒng)一性,在總結(jié)前人對旅游房地產(chǎn)相關(guān)研究的基礎(chǔ)之上,以山東省旅游房地產(chǎn)的發(fā)展作為具體的研究對象,對山東省發(fā)展旅游房地產(chǎn)的經(jīng)濟(jì)條件、自然條件、社會條件、行業(yè)條件等基礎(chǔ)條件進(jìn)行了全面系統(tǒng)的梳理,指出山東省開發(fā)旅游房地產(chǎn)面臨的問題。對旅游房地產(chǎn)開發(fā)以及區(qū)域旅游房地產(chǎn)特征、表現(xiàn)形式、風(fēng)險(xiǎn)識別與預(yù)警方法以及區(qū)域型旅游房地產(chǎn)區(qū)域空間結(jié)構(gòu)與開發(fā)模式進(jìn)行研究, 并系統(tǒng)闡述了旅游房地產(chǎn)開發(fā)模式的特顯,結(jié)合山東省旅游房地產(chǎn)目前獨(dú)特的發(fā)展?fàn)顩r將旅游房地產(chǎn)分:旅游景點(diǎn)地產(chǎn)、分時(shí)度假、產(chǎn)權(quán)酒店、旅游商業(yè)房地產(chǎn)、郊區(qū)度假型居所、運(yùn)動(dòng)療養(yǎng)康療地產(chǎn)六大類,從概念、特征、發(fā)展的可行性、開發(fā)的優(yōu)勢條件、及典型案例幾個(gè)方面對每種開發(fā)模式進(jìn)行了詳細(xì)的介紹。在此基礎(chǔ)上,針對提出的問題和特點(diǎn),提出了山東省旅游房地產(chǎn)開發(fā)的對策及建議,比如統(tǒng)籌規(guī)劃合理布局、加強(qiáng)規(guī)劃整合旅游與房地產(chǎn)資源、強(qiáng)調(diào)文化內(nèi)涵、加強(qiáng)規(guī)范經(jīng)營和行業(yè)自律等。期望能對山東省的旅游房地產(chǎn)開發(fā)實(shí)踐提供一些參考和借鑒。最后通過對全文觀點(diǎn)的概括,認(rèn)為山東省發(fā)展旅游房地產(chǎn)有較大需求、良好的條件,必將迎來廣闊的發(fā)展前景。 關(guān)鍵詞:區(qū)域型旅游房地產(chǎn); 風(fēng)險(xiǎn)預(yù)警; 開發(fā)模式;山東省Abstract With the development of society and economy, the improvement of people39。s living standard and life style and consumer attitudes change, the tourism industry has bee a pillar industry of China39。s economic development, in order to tourism Traders Hotel, tourist resorts, theme park as the representative of the tourism real estate continued unpopular, marks the tourism real estate has entered a stage of delopment new.Tourism real estate is a new industry of real estate industry and the tourism industry which is derived from the mutual bination, is tourism profits expanding, the new add is the real estate industry, has the characteristics of high added value and relevance of strong, great potential for development, but at present the study of China39。s tourism real estate theory name is not weak, coupled with the impact of the financial crisis, the development of real estate industry is facing greater pressure and challenges, indepth development of tourism real estate research has important theoretical and practical significance. The research of tourism real estate development and regional tourism real estate characteristics, manifestations, risk identification and earlywarning method and regional tourism real estate regional spatial structure and development mode, and expounds the development model of tourism real estate display, unifies the Shandong province tourism real estate development condition at present unique tourism real estate division tourist attractions: real estate, property hotel, timeshare, tourism mercial real estate, suburbs holiday residence, sports convalescence health care real estate six categories, from the concept, characteristics, development feasibility, advantage, development condition and several typical cases of each kind of development pattern in detail. On this basis, aiming at the problems and characteristics of the proposed, puts forward some suggestions and Countermeasures for Shandong tourism real estate development, such as overall planning reasonable layout, strengthen planning and integration of tourism and real estate resources, emphasizing the cultural connotation, to strengthen the standard management and industry selfdiscipline.
